Frustration - house not selling

We put our house on the market about a month ago.

We had 10 viewings in the first week. One very low offer.

Then another 2 viewings in the last few days.

All the feedback has said the house & garden are lovely.

Most people’s issue is it is on a busy main road. It is however we’ll set back with a long drive and lots of trees/hedges.

Starting to feel really crap about the whole thing. Everyone keeps saying how houses are selling in days, yet we’ve been on for a month and nothing Hmm

It’s SUCH hard work getting the house ready for the viewings, feel like I’ve spent most of the last month shouting at the kids for making a mess which is not fair on them at all.

Can’t decide if we should cut our losses and go back to trying to afford an extension. Or persevere for a bit longer and see what September brings.

Urgh. Horrible, horrible process selling houses - never again!

As you say, an extension isn't needed for most people. I'm struggling with the amount you will have to pay for an extra 2 bedrooms ( And they aren't that common) plus stamp duty plus moving costs plus you have already spent 10k on planning for this house (that buyers may not want!). With "soon to be teens" wouldn't you be better changing one reception room (as you have 3) into a bedroom and making the gym into a bedroom with ensuite?

We have looked at 4 as of today. Only one we are interested in offering on though.

sorry your house isnt selling.
We are buying and have seen soooo many houses that are trying to sell an idea.... ie it has planning permission...which cost £125. but asking for £50000 extra which is the cost of a finished garage.
Ive been told that this "house has permission" or you "could put" but then been expected to pay for the idea not the actual finished project.

This isn't as rude as it sounds, but I do look at how much a house has gone up by and how much others nearby have gone up by, and 100k more for planning permission no one will use just speaks of greed (I'm not saying you are greedy, but the EA is and the buyers might think you are).

Why do you think you deserve 100k more for doing plans that you yourself don't want to use?

I'm sure the house will have gone up a bit and it may have been worth a go at the new price, but it sounds like location means you need a lower price.

4 today is impressive! We're looking for a large house too but they are like gold dust. Think we've viewed 4 things in the past year... Sad

In that case, assuming you have the same square footage, it's about layout and decor. It's definitely not about the main road.

Was theirs ready to walk into with up to date decor? That's what makes houses sell fast.

This has what has really bothered me. It’s the complete opposite.

Ours is ‘up to date’ in terms of decor and newly painted etc. Nothing to offensive I don’t think, white walls, wooden floors, mid century style furniture, house plants, rugs - quite ‘insta’ ready.

Whereas this other house has obviously been sold by someone elderly and whilst it looks clean and in good kick, one would assume would need completely redecorating for most peoples tastes.

Their downstairs is slightly larger. There is another reception room and a larger hallway. But we have 4 double bedrooms vs their three double and one box.

They are also on a large plot but the majority of the garden is to the front and side. We have good sized front garden and then large back garden.

I would assume whoever bought it viewed ours too but can’t see how to find out as they aren’t with the same agent.

My husband thinks it looks more imposing that ours and alongside it being slightly larger overall, can see how it would be worth more than ours.

But it is on exactly the same a-road as ours, a couple of hundred yards further down. Ours is definitely more screened from the road as we have multiple mature trees at the front.

I obviously don’t know yet what the agreed sale price was, but seeing as it sold within a couple of days, I would assume it went for asking or close.

All of which makes me wonder how ridiculous our asking price really is Confused

We think we have sorted the map/street view on Rightmove issue now. Have another viewing booked in next week.

I think if nothing comes from that we should reduce the price and give it till the end of sept. If no takers by then, we should just throw in the towel.

Not necessarily, it may have been because they were looking for a quick sale - either elderly going into a home, or a probate sale. They may have just accepted the first offer, which may not have been asking price.

Keep an eye on right move for the actual price, or invite the agent to value your property and see if you can get it out of them.

The extra square footage will make a difference. An extra reception is a big plus even if smaller 4th bed.

When we were selling I told the EA to book viewings on Friday and Saturdays only to reduce the stress of constant tidying of toys.
