Adding another bathroom/loo?

How easy is it to do this? The terraced house we are interested in only has one bathroom - we'd like a cloakroom downstairs and to convert the front bedroom to an ensuite - we're also thinking we extend the kitchen sideways - if that makes any difference.

The issue you will face in converting the box room to an en-suite is that all of the water pipes are at the back of the house so you'll need to route new water pipes. Also how are you going to run a waste pipe out from the toilet? It would have to be down the front of the house next to the front door which wouldn't be very attractive

Downstairs loo I would only consider as part of the side return extension, perhaps as a "lootility". The usual obvious place to retro fit a downstairs loo is under the stairs but that doesn't look possible from this floorplan.

If you are going to widen your kitchen, you could put a second bathroom upstairs close to the original bathroom (eg as an ensuite to bedroom 2 - the second largest, or a jack & jill to bedroom 2 & the small bedroom at the back - so all the pipes in correct place

Did you have in mind that the front bedroom is the master as its biggest?

Can you make bed 2 your master & add an ensuite & dressing room on the extended space - I would consider that

That's an idea DespairingHomeowner. I'd assumed OP was talking about a ground floor side return extension rather than two storey.

Another idea would be to put an en-suite shower room in bedroom two (on the internal wall) so it backs onto the bathroom (green rectangle). This would make the room quite small but you could mitigate by turning the box room at the front into a dressing room.

Or, third option. There is a flying freehold. If this house owns the passage below you could (potentially) put the en-suite on that wall (red rectangle) and run the waste pipe through the floor and into the passageway below. Then take down the partition wall to the box room to make the room a good size again. That solves the waste pipe issue but not the internal water pipes which would still need some routing.

I have a small box room at the front of my terrace and I noticed no one on the grid of streets has made it into an en suite. When I met the surveyor he explained it is running the pipes to the back - I have run pipes under a neighbouring bedroom out to the side before but here you have to turn to go under the hallway and there probably isn't enough of a fall. You could use a mascerator toilet and then just gave water waste which would be easier to pump, but it is a lot of disruption.
This is where an architect could help out reconfigure your space.

It's a gorgeous house but I agree with others it would be difficult with it being a terrace to make those
