Engaged an estate agent who doesn’t use Right Move

Selling a property in Cornwall. It seems to be priced about right for what it is, where it is . A little on the high side but so is everything around it iyswim.

Using a local estate agent who all seem lovely . Very personal service . However, they use On the Market / Zoopla and not Right Move .

Property has been on the market since June. Maybe 7 to 8 viewings. One lowish offer which we turned down as it was very early days.

I understand there reason for not using Right Move. They said they were having issues trawling through the number of enquiries that resulted in a dead end . On the Market / Zoopla leads , whist fewer were usually from more serious buyers.

Other issue, house was 3 bedroom. Now 2 . We were going to reinstate the third bedroom ( cost 3500 pounds so not an issue). Estate agent said leave as is as the open plan floor space it’s left behind is on trend at the moment.

I’ve no experience of selling in the last 20 years. In this current market , would you have expected an offer by now or is this an expected pace despite all the hype regarding an over heated market?

@overdone . Yes it’s a small local agent . Was trying to keep it local . Family owned. Seem a genuine .

@WeAreTheHeroes. Yes . Bedroom would go back into the hallway . I see what you mean regarding what to do to restore light but given the new owners are likely to replace the kitchen and bathroom anyway , we were leaving anything major up to them . I know one of the houses very similar was gutted and made open plan . Who know what the next owners will want to do. We have smartened it up ( painted and new doors) but really that’s all we wanted to do. We thought it would be gone by now . I’ve seen much worse come and go ( in a similar price range but who knows what offered they accepted) . DH hone from work and agrees we probably should change agents .

I would certainly start by changing agents and see why happens. But if you are priced as a three bed and don't have three bedrooms or aren't even coming up in people's searches for three beds than it may well be worth spending the money to put it back.

One other thought, could you carve off the back corner of the living room as a third bedroom instead? So you could have an entrance hall cum dining room and separate living room with bedroom off it. Yes odd to be off the lounges but not horrendous.

Whether your home is 2 or 3 beds you need the traffic that Rightmove generates. I'm only looking for 2 beds but lots of families want 3 beds.

I would change agents. You need to be in Rightmove and then the agent asks questions of the enquiries to see who is serious and what position they are in. That is their job!

I've had a look on On The Market and eventually found the house. What an annoying website! You can't specify exactly how many bedrooms you want, it shows you everything over your minimum number, and it doesn't put them in asking price order. That said, it seems to be more popular than Rightmove in that area. Rightmove has no listings!

That said - go elsewhere after this long. It also looks to be overpriced by quite a way. That spacious hallway, while it may work well for you, is dead space. It very clean and tidy however there are quite a number of things about the presentation that I would look to change temporarily in order to sell.

Price . I agree It looks high but if you look at SSTC prices of similar it’s in the right ball park . It’s also in the middle of the on line zoopla valuation and We are willing to take an offer. I’ve discussed the price with EA and about dropping it but he’s says not just yet .every option can be considered mind you. Thanks for your interest . Smile

They don't use RM because they don't want to pay for it. I consider myself a serious buyer but I'm only using RightMove. I expect any serious seller to use it and I'd find it odd if a property wasn't listed on there tbh. I check RM at least 10x a day!

Fair enough if that's the market. If you haven't had a viewing for while things need a rethink though.

The photos are in an odd order and some of them should be retaken imho - there are things in them the EA really should have moved out of the way.

The one of outside from the street would look more appealing with the cars moved to show the space and it's lacking curb appeal - a couple of planters under the windows would make it more welcoming.

I'd take the kitchen curtains down as they make it look cluttered and emphasise the curtain under the sink, remove the pet bowls from in front of the back door, the bin and the large object on the work surface to the right of the window and get new photos.

The living room looks dark with the lights on - a good photographer should be able to get a brighter picture. I'd split the footstool and small table up for the photos and maybe move an armchair to give a clear path to the dining table. The curtains at the smaller window are blocking a lot of light even when they're open.

Take the folded towels off the thing at the end of the double bed and maybe just move it for a new photo. Also the throw over the chair looks untidy. If the chair is in good condition it might look better with just a cushion instead.

The twin beds in the second bedroom should be made up.

The hallway the EA has told you is a big selling point could do with a purpose. Move the pet bed and think about putting a workstation under the window.

Move the rusty barbecue in the back garden out of the photo and the canopy over the kitchen door looks as though it could possibly do with a clean.

Apart from the woven heart in the bedroom, you've nothing on the walls in terms of pictures or a clock or a mirror. Some flowers or plants to soften things would help soften things.

I only ever search on RM, I wouldn’t engage an EA that wasn’t listing properties on there. That was one of the first questions we asked when we put our house on the market last year.

The vast majority of things are just for the photos - you can put them back afterwards.

Rightmove is the most expensive. That's why they don't use it.
Exactly this, Im an agent myself and rightmove costs alot to advertise on! This is why they are trying not to use it. However 80% of people atleast use primarily right move so its a major major disadvantage not using it. You absolutely need to change agent x
