Property value - can you hazard a guess based on last valuation?

It’s a typical Victorian end of terrace house.

It was valued in 2018 for £375k

Since then we’ve made some improvements (added a garden office)

Location is in a Hertfordshire commuter town

Would the value have gone up much in 3.5 years?

I need to put through the remortgage application and I’m checking rates at the moment but need to put its value in for the initial process.

Once that goes through the mortgage lender with get their surveyor to do an official valuation but j don’t want to be too far off that.

I’ve looked on Rightmove and it’s so hard to gauge what it should be

Our next door neighbours one side bought their house for £645k in 2019 but it was a 4 bed, the other side of that just sold for £535k but theirs is a 3 bed new build (less than 5 years old)

None of the other terraces in my row have been sold in the last 15 years

I was going to put it down as £400k and Hope that’s a safe amount

Go bigger, your surveyor is unlikely to value it over what you state and if you're too modest you'll get a worse LTV rate than necessary and literally pay more in interest.
Can't you ask an estate agent to come round this week and value it? You don't even need to pretend you intend to sell just tell them you want a valuation.

I just assumed an estate agent wouldn’t value something unless you were looking to sell

Nationwide price index too.

I'd use the Zoopla estimate & add a bit, as it's not adjusted to the recent boom.

What does Zoopla suggest?
It’s a weird wide bracket and different for all the terraces on the row

Ours is between £360 & £420, but next door their valuation is higher every though it’s mid terrace and no parking.

I guess it works on algorithms which can put out weird figures if someone bought a wreck and then did it up,

I’ve found some 2 bed terrace houses in the same town but different postcode area but they are 50’s and 60’s houses and they are going for £380k on Rightmove so I’m not too sure if I should put it at that or assume a Victorian terrace might be worth slightly more

The square footage is slightly smaller on the 50’s ones but layout might seem more practical

Just tell the agent you’re thinking of selling… they’ll come round and value it.

You can choose your region or put in the postcode.

You can use last known valuation if the rate is not going to be affected by the LTV (e.g. if you are already in the lowest bracket).

Yep get an agent to value it. One who came to value mine specifically asked if it was for sale or remortgage purposes.

Just say you're thinking of selling, nothing commits you.
