how long should this take

we are having a nightmare of house purchasing

had to drop out of one purchase as the seller was seriously mucking us about ( telling lies )
]on to house number 2 - we are on licence to occupy our own house that we have sold but time is running out

we are cash buyers - house has 9 year guarantee - nothing been done to it so should be practically no questions really . No survey to do or mortgage to arrange

so once searches are in can someone explain what there is to do ?

The solicitors are saying mid to end sept before completion due to legal stuff ? But why

seller is ready to move out and we are ready to move in .

Can some one just explain what needs to happen that will take so long ?

Do you know how long searches are currently taking in your area? That can sometimes be 6 weeks for example.

searches here only 8 working days . ( we had them done in the same area recently )

You need to look at any covenants or charges that come with the house. Plus a 9 year guarantee, is that the house builders guarantee? They probably won't cover all issues that could arise.

If the house builders guarantee is 9 years, I would also consider why the sellers were moving so soon, 10 years is the full guarantee.

yes I understand that - the covenants need looking at but they come from land registry ? and we could pay and download that now .

the guy has a genuine reason for moving .

Ask your solicitor explicitly to explain what they mean. I just viewed, got survey, searches and had all enquiries answered and got keys in five weeks. House was empty and I'm a cash buyer. Plus my solicitor was busy the first week after I engaged her trying to get her clients over the stamp duty deadline!
Really they should be more on the ball if there is no obvious complication to the purchase.

Then no, it shouldn't need to take until end of Sept (perhaps one of the solicitors has some summer leave though - that may delay things? Or perhaps your solicitor is just trying to manage your expectations and knows quite a few people will be trying to complete by end of Sept due to SDLT deadline?)

Searches are through now - so now we have to wait to see what questions they raise . We are ready to go - seller is ready to go - just cant book anything without a date .
