Is south cheam going to hold its value?

Don't get me wrong the roads are wide and leafy and beautiful, but the property prices are all £1m+

With all thats going on, are these properties just overpriced or is this area likely to hold its value or maybe even increase in the next decade or so?

Thinking about all those ridiculously nice roads south of Cheam village like Sandy Lane, Shirley Avenue, High View, Burdon Lane etc.

Is there better value (and better investment for future growth) in places like Sutton or Epsom or Carshalton Beeches?

Not Sutton no

I think they will hold their value. Big houses in large plots. Very popular with hospital consultants!

Yes I think they will hold their value as they are nice roads in a nice area.
The whole Cheam Village vibe has always had a premium price tag for years, above other local areas.

Personally I would prefer the area you are mentioning over Sutton or Epsom any day of the week, but I fully accept there is more affordability in them.

Roads like The Avenue, High View, Shirley Avenue etc. They look really posh. But because they are so expensive (1.5-2m), I wonder if it is a bad investment or actually they will still go up in 10 years despite no investment, whereas Sutton might grow
