If you want it, how quick would you move?

Hi :)
I think I’m quite impulsive/decisive. If I see a house I love I’m putting an offer in ASAP so I don’t miss out. Same day!
Since putting ours on market, we’ve had four viewings, two have loved it, one came back for a second viewing- five days later- but not heard anything more yet.
Is this the house version of “he’s not that into you?” Or do people take days to mull things over. My impulsive brain can’t figure out just arranging a second viewing almost a week later- surely if you like it you don’t want to risk missing out?!?

Once you’ve viewed it, the EA is obliged to give your offer to the buyers even if they have accepted one in the meantime. So some people feel quite safe talking a while to decide without worrying about missing out, but in general I think offers come in quickly if there is interest.

Kate88kate · 06/08/2021 20:14

Ah ok so is it best really to get lots of viewings before someone offers?

And how long is a dead fish?
Ie no offer in 3 days= not interested?!

Well I viewed a house and said no to EA (due to being on a busy road) two weeks later after viewing loads more properties, I decided to go back and look at it again. Apart from the road it actually ticked all my boxes so I offered the following day.
Sometimes people do come back after a while, it depends what else is out there and available.
Good luck with your sale. You will need to accept that sometimes it takes a while !

Kate88kate · 06/08/2021 20:32

My last sale was sold on the first viewing the first day. I May be slightly over anticipating 🤪

Buying a property is an emotional decision to some extent, it has to feel right. Some people are slow processors while other people are fast processors for decisions like that. I am one of the people who wanted to take 2 weeks to think it over, I learnt pretty quick you can't do that in a fast property market, but it was really stressful for me to offer the same day which was what I needed to do.

Mayhemmumma · 06/08/2021 21:22

I'm like you OP...love it, offer on it!

I've just made a full price offer on the house of my dreams - no other offers and took sellers 5 DAYS to decide....torture! According to estate agents seller just likes to cross Ts and dot the i's...

Kate88kate · 07/08/2021 22:08

@mayhemmumma five days!!!!! What on Earth?!

It's absolutely insane that the majority of buyers spent hundreds of thousands of pounds on something they are going to spend 3/4s of their time in... and they only spend about 5-10 minutes walking through the property 1 time before making an offer.

I probably spend more time going to buy a sofa than the average person does buying a house, it's insane.

Livingintheclouds · 08/08/2021 00:04

Ideally I'd view a house twice, the second time with a friend or builder if it needed work, and I've been known to go a third time too. But these days where I was looking the market wouldn't wait, plus I lived quite far away, so decision was pretty quick. At most I'd wait until the next morning.

RenovatingRita · 08/08/2021 09:29

I’m like you OP. The lady who bought the house I just sold viewed three times over the course of five weeks. I offered on the one I’m buying after one fifteen minute viewing (unique property on one of only three roads we want to move to with stacks of interest).

YerAWizardHarry · 08/08/2021 09:31

We are the same as you OP, viewed a house last Tuesday at 3pm, put in an offer at 3.30pm and had the offer accepted less than 24hrs later.

Kate88kate · 08/08/2021 14:14

They must just not be interested! I think my expectations were too high, I expected it to sell within the week

They may have arranged to see two or three l properties, maybe one they couldn't view for a few days. I do a lot of research in advance, and I know pretty much everything that can be found out before I arrange a viewing. I think we've only ever viewed one we didn't offer on, and that was when I wasn't very experienced and properties were not online. Our last move I researched dozens of houses online for about two years, digging out all sorts of stuff, measuring the garden using aerial photos, you name it. When I found one that would 'do', viewing was just to confirm the facts and pick up the feel of it- it was the only one we looked at and we bought it. But not everyone does it like that.
DespairingHomeowner · 11/08/2021 15:24

I think most people will offer within 24-48 hours if interested: or organise a second viewing within a few days and offer then

Re spending a lot of time: by the time I had viewed lots of unsuitable properties (40 flats as a FTB, probably 20 houses as a second time buyer) I was able to determine that the properties I chose to buy worked for me in about 10 minutes - second viewings were not necessary for me to offer (although I did do them to check on details)

Its possible to tell if a house meets a lot of your requirements from location, floorplan & photos, so the viewing is more about feel for me

Kate88kate · 11/08/2021 20:48

Still nothing.
We’ve had six viewings- half of them seemed really keen, although they themselves hadn’t yet sold. Still a bit surprised no one has offered, two if the couples were talking really detailed about what they would put where etc.
