London rental market - what’s happening with it?

I’ve been looking for somewhere to rent in two areas of London, but nothing great is coming up.

Anyone know what’s happening with the rental market at the moment? Are there too many people looking to rent? Or is it that there’s nothing much over the summer in general?

Where I have just bought (terraced houses in family neighbourhood SW London) there seems a number of houses to rent, though they would go for £3000+/month. I’ve just had my tenants in a two bed first floor flat renew in central London and there seems a good choice to rent there. I think flats have been harder to rent out during last 18 months but with people going back to the office they are now more in demand. Depends what you’re looking for.

It’s expensive, places are tiny and you need an income over £200,000 to rent a tent in Clapham Common

Depends what part of London. Eg Clapham should be unaffected.
Prime Central London is driven by overseas so given the restrictions there is lots of supply and you can definitely put in a cheeky offer.

My DD and two of her friends have had a hard time finding a decent property in south London. They have now managed to get a nice place in Balham but they had to move quickly to secure it. Rentals are shifting fast as people are returning to the office in London. She said there is no option for making cheeky offers. If you don't want it at that price someone else will snap it up.

We have found it hard to find somewhere but got there in the end. If you don’t need a garden / outdoor space you’ll be fine I’d say. And if you’re looking for a long lease. We want somewhere just while our purchase (hopefully) goes through and that has been tricky.

@ApolloandDaphne we’re in agreement. As I said I think places like Clapham (so Balham) seem unaffected, usual market conditions.

However, prime central London ie Kensington, Chelsea, Mayfair, St John’s Wood there are way more flats on the market than renters.
