If the lease length isn't on Rightmove?

Would you assume it is really low? I feel like they should have to state the lease length and service charge/ground rent in the advert. Why don't they?

Because it's not for the EA to verify, it's something that you need to do as a buyer. Usually a short lease length will be stated and it's often the explanation if the price seems low. Plus only cash buyers will be able to proceed.

They might not know? I know a few people who aren’t 100% sure how long is on their lease

I could get the deeds out and double check but I think it's about 840 years left on my lease but I wouldn't quote it on rightmove, there is no ground rent or service charge to pay so I couldn't quote that figure either. What's the norm for the area and age of property?

We've just sold - We asked the first agent to add the lease length onto the listing constantly, but they said that buyers don't want to see it there, and refused. They'd eventually agree that they would, but never did.

Second agent needed to see the paperwork to verify it, but did include it in the listing. The same was true for ground rent and service charges - they had to be able to see proof of demand and payment to put it in the listing, or they wouldn't do it, as they said it put them on dodgy ground legally. We haven't had a legal demand in years, as we pay automatically when it's due, so that was a pain! But we did it.

Our lease was fine and our charges are really low, so I wouldn't read too much into it.

It seems that a large proportion of EAs are ignoring their own Code of Practice for Residential Estate Agents, see clauses 4e and 7k.
