Approx cost of turning conservatory into extension?

Thinking of changing the conservatory into a proper room for the kids. I know there's a lot of variables to consider but literally no idea of costs? Any rough estimates - high/low end? Not London area.

Do you mean knocking it down and building an extension? If so you'd need to pay to clear the old extension and may need to dig out for foundations. Then build costs.

It cost us 35k. The conservatory foundations were not good enough so the whole thing needed dismantling.

What’s the size? My friend in London was quoted 80k to clear out and replace her 7m by 4m conservatory. But it didn’t include flooring, painting or glazing.

It's 5m x 3.6m. Imagining it'll be all torn down and rebuilt. 80k??????? Wow. Glad I don't live in London. 35k sounds more realistic thanks 😂

Next-door neighbour was able to re-use the foundations from his (similar-sized to yours) conservatory and that was 30k about 3 years ago.

It will be the cost of a proper extension plus the additional cost of disposing of the conservatory.

Unless you already have some brick walls then the footing are unlikely to be deep enough, you won’t know until you dig down so basically you need to cost for building a full extension

PIL just had the roof of theirs converted from glass to solid and then plastered and painted. So not knocking the whe thing down but it is now a room that functions more as another room rather than a conservatory. I have no idea how much that was but I'm assuming quite a lot less than rebuilding!

My friend had a solid roof put on for approx 10k - they had been quoted 30k to knock it down and build a proper extension

I was getting quotes for 28-30 for a 4x3 extension ( northwest) so we have decided to keep our conservatory and replace with a guardian roof which at 7500 is a lot cheaper!

We did this last year and it only cost £18k for the build costs as there were already foundations for a two storey extension. They did need to be exposed and checked to make sure, but it saved a lot of money. We kept the vaulted celing of the conservatory, its a lovely room now. My teenage DS is temporarily using it as a bedroom whilst we have building work done on the other side of the house, then he'll move back upstairs and it'll be a kids tv/play room.

Our conservatory is half brick, half upvc windows. We were going to change it into an extension but ended up rubber roofing it, insulating and plastering, etc. Cost under 5k. Now it's cooler in the really hot weather and very quiet when it rains. I work out there so definitely worth the 5k.

Having the conservatory there usually just means more work - it needs clearing then it's a full extensions build (unless footings have been put in above and beyond what was needed)

The old rule of thumb was £2k/m2 but material prices have rocketed and waiting times are now into 2022 and beyond for good builders.

I'd be budgeting £40k plus VAT and any paint / flooring etc.

Thanks all its given me a good idea, don't really want it to cost more than 30k but we won't know until we get it quoted. Probably going to wait till we remortgage. Fingers crossed for good foundations. It's well built and a solid conservatory so you never know!

Conservatories go here very quickly second hand. On FB and buyers dismantle too. Could offset some costs.

Our extension cost £70k but expensive area, it’s bigger, and we had to spend £7k on underpinning the wall between us and the neighbours. Also 2 big sliding doors and 2 big lanterns.

Lots of groundwork which basically destroyed the garden. Which is costing shedloads to redo.

We have just had work done on our dwarf walled conservatory. We needed all the glass replaced and a new light roof put on. Also had a velux window in the roof. Cost just over 10k.

What type of conservatory did you have previously, was it full brick sides or dwarf wall brick sides?

Is the room now open plan with the adjoining room, or is there still an external type door separating the rooms?
