Vendor threatening to pull out after 6 weeks

So we've only just had our mortgage application approved on Tuesday, survey yet to be booked.
Payment for searches on Tuesday to solicitor (waiting for mortgage acceptance)

Vendor apparently really concerned it's taken 6 weeks to get to this point.

Given us 1 week for the survey to be booked via the bank or is pulling out.

We're FTB so this is all new to us, is the estate agent having us on or is this how is goes?

Six weeks and no survey would make me think as a vendor as well tbh, if it's six weeks since the vendor accepted your offer.

If it was solely down to the mortgage application, have you let the EA know that? Has it been booked now?

The building society we have go our mortgage with only books once mortgage has been approved. They've had updates every week

The seller sounds a bit petulant if you've kept them informed, but usually the survey is the first thing to happen. Who is the mortgage lender? The EA won't want to lose a sale, but it's a seller's market at the moment. Can you get a clear commitment from the mortgage lender as to when the survey can take place?

That being said, I doubt he'll pull out if you're a FTB. Much better than selling to someone in a chain

If I were the vendor, would call the EA to see what the holdup was before saying I'd be relisting. Some companies are glacial making decisions. When we remortgaged, a promised 4 week turnaround became 10.

I agree with the PPs / no survey booked and only just requesting searches doesn’t sound like you’re very serious.

Never heard of waiting for the mortgage offer before having a survey - our mortgage company wasn’t involved in organising the survey and they definitely wanted to know the outcome before they’d give us our mortgage offer anyway.

If the vendor has found somewhere and you have a complete chain, I can't understand why you haven't had your survey yet? It is usual to wait for the chain to complete before surveying.

Yeah, that’s really slow and I’d be worried if I was your seller…

We’re buying and selling. We accepted an offer on the 14th, made one that was accepted on the 15th. Mortgage appointment was the 20th; offer was received last Friday. Searches were applied for last week, survey is Monday as there’s a bit of a wait.

Six weeks feels like a really long time to be waiting on an offer; and I’d be nervous that you’re not sure you’ll get a mortgage offer if you want to wait for that before you go ahead with surveys/searches… your mortgage provider won’t usually have anything to do with the survey, at all (if they want to do a valuation; they’ll do that separately to your survey)

All of the estate agents in my chain have talked every two days or so, to update. Is that happening for you? Have they not pushed you for more of an update?

At week 3 I was chasing our EA to ensure buyers had a valuation and survey booked! In the current market I'd definitely be looking to re-list if progress was this slow at week 6. I'd suggest you do all you can to ensure your solicitor is on top of things and that your bank can get a valuation done asap as August is a nightmare with people on holiday etc.

Holy shit, I got to exchange in 22 days last time I bought a house.

Searches get paid for instantly! Mortgage in principle should have beeb done upon offer, and then full application goes in alongside searches.

6 weeks later I'd be pulling out too!

That’s really slow!! I know different mortgage providers work on different speeds, when I bought a few months back I had my mortgage finalised within a week of offer, with survey booked for the week after and searches paid the day after offering.

With the length of time searches are taking I would have made immediately paying for them a condition of accepting the offer. They dropped the ball not doing this.

Agree with this. Searches should go in asap as they are the slowest bit in many areas. No excuses.

Have they got a purchase depending on it? Could that be moving quicker than you and their vendor setting timescales. Six weeks to survey does seem long. Is your solicitor progressing enquiries and searches in the meantime?

I'm selling & I left the buyer drift for a month faffing about, then it took ages to book the survey in. It was eventually surveyed & was down-valued, so the buyer withdrew after 10 weeks.

I've got new buyers now & not repeating my mistake. I'd have wanted you to pay for searches by now too. They can take ages.

What does the mortgage company have to do with the survey, their survey is to ensure that the property is worth the amount they are lending on it? I presume you are talking here about your OWN survey, which yes you should have booked in pretty much immediately. Surveyors generally will take a couple of weeks to have availability and if your date came up before the mortgage was approved you could always have moved it on. After 6 weeks of no action I would be thinking you weren't serious as well.

Trouble is OP you didn't have to book your survey through your mortgage lender. You could have booked an independent surveyor who could do it sooner.

There’s conflicting advice regarding searches though. We were advised by our mortgage broker (and there’s another thread where people have said the same) not to do searches until you have your mortgage offer as if there is a problem you’ve wasted your money. We wanted things to go as quickly as possible so we actually did instruct searches right away, but our broker was not happy.
