Planning Permission….AIBU?

I know this isn’t AIBU but I’m wondering if I am being unreasonable in my assumptions!

We recently moved to a new home and we would love to extend the kitchen. The two homes either side already have considerable extensions. There is nothing to the rear which could be impacted as there is a large garden. AIBU to think we should be able to get planning to extend as far out as the neighbours already have or would they still have the right to object?

They have the right to object, whether those objections would be valid is another matter entirely.

Only certain issues are material when planning applications are considered. If your extension resulted in harm to the neighbors amenities, they may have valid objections.

Thank you. I am a newbie to all of this. Are there categories their objections can fall under?

Can they object to disturbance caused by the works? I hear the light argument referred to a lot but I don’t think that would be relevant here due to the way the houses are positioned

No, disturbance due to building works is not a material planning objection.

First steps would be to find a decent local architect to draw up plans - do I then apply for planning or do I go via a planning consultant?

If it's a straightforward, non contentious application just go for an architect

Are you sure you even need planning permission? Many extensions fall under "permitted development". This will be explained on the planning portal already linked.

I had presumed it will need planning as there is an existing extension but we want to take it further out (most of the other homes locally have already done so). We’ll get an architect out as a start point. Craving an open plan kitchen with living space and an island!!

I'd look on your local council's Planning Portal and search for planning decisions on your road. You'll be able to view plans for other extensions that have been passed, or not. It might give you some ideas.
