Time taken to hear back after making an offer

I do have form for impatience so happy to be told I am being!
We are trying to relocate a 4 hour drive away and sold our house literally overnight. We've been on two viewing trips to our new location and on the first liked a house and put in an offer over asking price. We were told there and then that the vendor had an offer of asking price from a cash buyer; we then waited 4 days for the vendor to decide who to go with-they chose the cash buyer.
The second trip we absolutely love one of the houses and again went in over asking price, as far as we could glean they have had no other offers. The vendors who did the viewing told us they would consider it and be in touch in a few days. We're now on day 4. This time we're looking at booking more viewings so we don't lose time hanging on for a property. I've only bought one house and we sorted the negotiation on that over 2 days. When we received an offer on our house, I told the estate agent we would let the buyers know first thing the next day and actually did so because I know how rubbish it is waiting to hear. Is this normal to wait so long? I thought most people had an idea of what they want for their house and could therefore decide relatively quickly whether what you've offered is acceptable or not. I'm trying to stay calm about it and carry on looking for alternatives but its really hard when you're invested elsewhere.

I sympathise with your impatience. Ours was sorted within half an hour, any more than that and I’d have been pacing.

I think four days is long enough to cut your losses and move on.

Just seems mad doesn't it! And this is without any further negotiations. I think I'm going to give it til the end of the day then tell them the offer is on the table until Friday then its game over.

It's always been same or next day. Even the house I just bought with the sellers living in Australia was sorted overnight! Only delay is when things have gone to best and final then you have to wait fir whatever the deadline is.
Four days it too long- next time you make an offer say it's good for 48 hours.

That's way too long. Are you chasing the EA daily? I know some people will say that's intense, but I'd do that.

The negotiation process for us was over a week on our current purchase. Had to keep going back with higher offers, and the seller didn't always reply within 24 hours. So some people do just move at a slower pace. But I constantly badgered the EA, and I think that did help.

I did with the first one, this one the sellers did the viewing, I chased them up yesterday and offer accepted!

Hurrah, congratulations!

How are you finishing two houses you like and want to buy in that timescale though. It took us a year to find our house!!

InpatientGardener · 28/07/2021 19:33

@ravingannie thank you! We had quite a big area we were looking over, spending less than we sold for too so a bit more flexibility to look over different price brackets. Plus moving from a pretty crappy area and small house maybe makes anything we looked at seem like an upgrade!
