Train Noise in Hadley Wood

Hi,

I'd really appreciate opinions from people who live in the area or live anywhere near a railway line. Considering purchasing a property with a large garden that backs on to the rail line in Hadley wood. What are the train noises typically like? wondering if the house itself is far enough from the line for the noise not to be a big bother. Please help! as the property seems to tick all our boxes but this is a bother. We don't need to be near transport or good schools in the area.

Do you mean Hadley in Essex?
Either way if you visit near the house at different times of day you could get a sense of the noise?
We don't live near a railway line but I can hear the train horns loads early morning and late evening. No way would I be able to cope living close if there was a choice.
It's not just near stations that there is noise.

Thanks so much for responding and for this very useful insight. Yes visiting the area at different times would give me a good sense. Don't know why i didn't think of that LOL! It's Hadley Wood in Hertfordshire.

I'm about 20m from a train line, but the line is in a valley and we hear a goods train maybe once a day, but nothing else. I only travel through Hadley wood, so don't know how the land is. My grandparents is up the road at brookmans park and they are on the other side of the street from the railway line and I've never heard anything.

A big but though, engineering work is loud and sometimes through the night. Probably less likely at Hadley wood as there's a slow and fast line, but a few weekends a year you are likely to hear it.

It depends, is it a high speed line or a trundling commuter line, I live very close to a high speed line and like other noise you tend to get used to it, the trains are so quick the noise is there then gone if it’s a commuter line I would check the timetables see how frequent they are specifically for evenings and weekends, you could always put some screening bushes/trees in, the thing to watch out for is points in the track, if the trains stop will you have all those people looking at your house from the train

I know this area and the train line very well. There are between 2-4 stopping trains an hour depending on the time of day but there are quite a few that don't stop as they rush up to Peterborough and beyond. However this line is partly underground in Hadley Wood so it depends where exactly you're considering. For example it can be heard clearly on Parkgate Ave because it goes along the back of the gardens on one side but can't really be heard so much on Camlet Way.

To me, the biggest drawback to HW is the reliance on a car - there are no buses worth speaking about so that can be isolating as one ages or as kids hit the teenage years.

Sorry I realise I ended on a negative comment which wasn't my intention! You do get more for your money than in comparative places in North London so I understand the appeal 100%. I just wouldn't want to be relying on a car so much.

We live near to Hadley Wood-personally for the price of housing there I wouldn't want a house with a train line at the bottom of the garden. Check the train timetable as the previous poster said it gets both slow and fast trains through daily.Also check the street parking if you are near the station- it's deceiving at the mo as very few office based commuters are travelling into the city.

I doubt you get much more for your money in Hadley wood? It’s beautiful, but expensive!

@Braveheart35 @nancypineapple @NewHouseNewMe @user1471528245 Thank you all so much. These comments have been extremely helpful as a guide during viewings. You are right about Parkgate Ave. Experienced the noise at the bottom of the garden first hand on a viewing. Thankfully another property under consideration is not near the train lines and the station, so no loud train noise or commuter parking issues .

Sounds good and thanks for the update. If you're new to the area, do check out the beautiful Hadley Woods. The walk because the church or woods carpark and the pubs and restaurants in Cockfosters via Jack's Lake is lovely.

You are also very near trent park which is great for longer walks.
@NewHouseNewMe we love Hadley Woods as do my dogs especially when its muddy!
