Another ugly house but in the best location

We have just accepted an offer on our fugly 60s house and are looking for something to buy. We almost put an offer on a gorgeous country cottage 20mins away but changed our mind as the commute would have been murder. Now a house had come up on the same ugly 60s estate. Its detached ( ours is a semi) , can be extended and is bigger. The downsides are a tiered garden and road noise. We would be losing our peace and quiet and beautiful views. However, we have a cash buyer and the location is the best in town and its walking distance to the park and our sons school. It's not the period house of our dreams but the location is perfect. It's also below budget so we could extend straight away. I would appreciate any thoughts from anyone who has made a similar compromise?

Yep. Extention is 100k. Moving will be about 65k and we could get a detached. I was surprised too. Its materials cost post Brexit, apparently!

Tiered garden for kids, noise and any pollution from road would be important to consider.

Why would you need to extend the detached house?

Think that the peace and quiet and views would be a HUGE loss.

Road noise would put me off. An ugly house, no. The house we have not long bought is pretty weird due to the way it has been extended, and not in a pretty way; we are working on it and it's improving, but it will always be odd. To the extent that you can feel the wheels grinding in people's heads as they try to find a polite way of describing it. Grin
We are in the process of removing and replacing some very ugly windows (and changing the proportions of two of them, which I think will help) and when I've finished painting the render, I think if we can we'll grow a rose up the really odd bit. There is a lot you can do with a house if you think creatively and aren't limited by it being listed or anything.

But in the end, we're not the ones looking at it.
A relative of mine once lived in an ugly city across a big river from a beautiful city. People from the beautiful city thought they had the best deal, but he said not, because while they were stuck with looking at his ugly city, he got a view of their beautiful one....
