What is worse? No side access or overlooked garden? (picture in the post)

Have a choice of two houses: a semi with a garage and bedroom on top of it - the garage is joined up to the neighbour's garage and the neighbour has an extension so it makes the houses joined up. The garden is not accessible from the back but I suppose you can carry stuff through the garage and utility room at the back.
Or,
A house with a side access but the house at the rear really close as in picture.
Otherwise both very similar houses.
Which one is worse ?

The front of house B is something like this

House without the side access is in slightly 'posher' so it's generally very desirable though I can understand not appealing front.

My last house had no side access as even though it was semi detached their was no space on the unattached side, the garage was the boundary and the front and back fences ran off it. I can’t remember it causing any real issues, although we didn’t do much work at all to the garden which is the only time I could have seen it really causing an issue. We just took stuff through the garage, then the utility and out or vice-versa.

LublinToDublin · 24/07/2021 23:38

How 'un' posh is location of B?
Style of house B much more appealing than A

oreo2020 · 24/07/2021 23:51

@LublinToDublin the area is the same but house A is more more countryside 'posh' where generally houses are more expensive, and house B nearer 'urban central' though as a said close enough not to be a substantial difference

That first one is shocking - I’m amazed that planning permission was given for that above garage extension. The full-story roof next to it (over the porch?) is bizarre as well. Do not buy that house. You’ll never resell it.

notangelinajolie · 24/07/2021 23:56

House B s the best by a mile. House A is looks awful.

WingingItEveryDay7 · 24/07/2021 23:58

I would definitely go for B! A looks butt ugly and no side access into the garden will become such a faff. You can sort a fence, hedge, tree etc in B's garden 😁 x

ChicChaos · 25/07/2021 00:04

Agree with the majority, house A does not look like it's in the 'posher' area at all, I'd go for B. But I suspect the OP prefers house A.

quizqueen · 25/07/2021 00:05

They are both awful. I would never buy a house which was overlooked. The bedroom over the garage looks like it has a flat roof so that's a definite no and I also wouldn't live next door to that extension over the garage with no front window; it's an eyesore. There are other houses in the world.

Flowers500 · 25/07/2021 01:14

B over A any day!!! If you can't make B work, I would keep looking

PickAChew · 25/07/2021 01:20

A looks like the worst type of 1970s extension. There will be no insulation in it.

paddlingon · 25/07/2021 02:50

B, A looks and sounds pretty grim.

Changechangychange · 25/07/2021 03:16

House A’s porch extension, or whatever it is, is hideous. Go with house B. You can always build a new fence.

greenzeppelin · 25/07/2021 06:50

I lived in a house with no side access for ten years. It was access via a long utility room/ corridor that was once the side path.

Bloody loved it because it felt so safe. No one could get into the garden unless they wanted to leap over a neighbour's fence.

In previous houses I'd been burgled via back access and had bikes stolen from another place as they came in and into the shed.

Overlooked is no fun.

Scarby9 · 25/07/2021 06:54

If everything else is equal, I would go for the second and add another tree.

oreo2020 · 25/07/2021 09:23

Get your point guys. Yes I prefer house A because of road / location but I can see why house B seen more as an option here.
Attach comparison of the roads (if anyone recognises the area please don't say a peep as I wouldn't want to be outed).

I can see A is a prettier looking street but B is nice.
What is your gut telling you?!

Starseeking · 25/07/2021 10:34

You could put a 6ft new fence at the end of your garden on house B, then plant some trees to block the view and provide privacy between you and the house behind.

Although road of house A is nicer, the extension and the porch roof next door so close together look shocking from the outside; I expect they got planning before tighter regulations came in.

I must admit I like living in houses with kerb appeal, and coming home every day to the front of house A looking like that would bother me.

So if you have to make a choice between the two only, I'd go for house B.

NoSquirrels · 25/07/2021 10:43

They’re really not the same sort of houses so I’m sure there are more differences between them than just the garden access. Does one have a better layout, for example? You mention utility in the garage in A - where is the utility in B?

What is the access onto the roads they’re on like? Is one off a main road that’s busy in rush hour etc.

Is one closer to park/nice shops/whatever is important to you? What about schools and safe walking routes to them or buses etc?

I think you need a good old pros and cons list.

RitaFires · 25/07/2021 11:23

Side access has always been a priority for me, it means awkward or messy things don't have to come through the house but if you had access through the garage it might be almost as convenient. House A is very unappealing from the front but that might mean you could get it for less if you're not put off by ugly frontage. Unless you plan to alter it be aware that it could well affect resale both in terms of price and time on the market if you were to ever sell up.

I don't think the overlooking situation in House B is all that bad, as other posters have said it could be managed via fencing and planting. I'd be more concerned by how busy the road outside is and how convenient it is to amenities.

Are they similar in terms of space and layout inside? I would prioritise being happy with the part of the house I have to live in over what I only see when I'm outside.

BewareTheBeardedDragon · 25/07/2021 11:28

Ok, having seen the roads I can see that house A is a nice location and it looks less fugly from the street view. You might be able to improve the curb appeal with a climbing rose for instance.

What is the access actually like for house A? Direct through garage and utility in a straight line? If you needed to bring big things like eg. Fence panels through, could you? Would it be annoying if work people needed to traipse through to do something like a new patio?

Do any of the houses along that road have side accesses? Is your potential house typical or an outlier?

How do the inside spaces compare with house A or B? If the inside space is better in house A it might be worth the compromise.

Alwayswonderedwhy · 25/07/2021 11:28

Which house do you prefer? I'd be concerned about being attached to a house with a flat roof.

GU24Mum · 25/07/2021 13:57

I read your first thread and thought "House B". I saw the photos of the houses and thought "Definitely House B". You then posted the photos of the road and I'm veering towards House A............. so only you know which of the compromises you'd go for.

Homez · 25/07/2021 14:06

House B - overlook problem could easily be resolved with planting etc
