Is anyone able to clarify how the selling process works (eng) for me?
If I put house on market on Wednesday and have viewings booked Thursday/fri/sat/sun for example, what happens if the early viewers offer? Can we wait for all the viewings to see if we get another offer?

Yes you can wait and say that you would like all the viewings to be able to put an offer in. Some offers will be conditional on you removing the house from the market if you accept it.

It’s kind of up to you. An early viewer might make their offer dependent on you not proceeding with other viewings and taking the house off the market, but it’s your decision whether you accept their offer or not. They may withdraw the offer or lower it if you don’t want to comply with their conditions.

Yep you can wait but it is very common, especially with asking price offers to have the house taken off the market

Thanks for the replies.
It’s all a bit confusing. Last time we sold it was asking price, expect a few £k below then off market.
Now it seems things are going above asking price so I’m wondering how that happens, it must be people waiting it out after an asking price offer?

Your agent will advise. In some cases if you have multiple offers they may suggest sealed bids. It really depends on how much you want / need to maximise on your sale vs. how many people you want in and out for viewings. Personally, we accepted an asking price offer from a couple who viewed before we officially went on the market. The agent brought them in, they offered, are good buyers (no chain, small LTV) and it meant we could move on without having to keep the house perfect for lots of viewings etc. Equally, in our area there are so few properties coming up that I also know a lot of agents are holding open days (with pre-booked appointments for viewing time slots) and multiple offers seem to come in that way. We've just sold and bought.

Both us and our buyer made offers on the condition that no further viewings took place - we got ours for slightly under asking price, our buyer offered slightly above.

We loved the house but I hate the whole bidding war thing, so we have turned down houses where the vendor wouldn't take the house off the market before viewings. It worried us when the estate agent came back to ask if our offer was still on the table - it instantly made us think that we'd over-offered.

But you do have the option to wait and collect a few offers, especially if things are still going for above-asking price where you are - that stopped with the end of the stamp duty holiday here. It's a game of chance, you can hold out if you think you'll do better.

As above no set thing, it's entirely your choice. I had an offer on my place but I said I would be allowing the other booked viewings to go ahead, but wouldn't take any further viewings.
