New roof tiles

Daughter has had a survey done on a 1930’s small 3 bed semi she has put an offer on. It says the roof beams etc are ok but the tiles need replacing, there is no felt and no loft insulation.

So I know there is no definitive answer but approx how much for roof tiles and felt? And how long will it take?

It's a big job. If it's clay tile replacements then they cost more but putting concrete on will mean more timbers to support the extra weight.

Insulation- you can check for grants for this.

It said the tiles are Rosemary tiles and are shaling and there are some gaps in the tiling where light was coming through, also some slipped and broken.

We’ll check out grants thanks

This is normal for 1930s surveys. They didn't put felt on before the tiles and the tiles are coming to end-of-life these days. Also check for the flashing around chimneys and bays as I've seen half a road have the flashings replaced at the same time - they were built at the same time and largely failed at the same time!

Unless it's urgent and there are leaks, I'd do it as part of a loft conversion if they want to do one of those anyhow.

We had our roof replaced a couple of years ago, 1930s semi although slightly more complicated as we had a 2 storey side extension so extra roof area/complexity. Rosemarys are small clay plain tiles, so more to lay and you will need to have underlay beneath too. Clay will likely be more expensive than concrete but as PP says, concrete will be heavier so the roof structure may need extra supports adding. The labour will probably be at least as much as your tiles. Expect to pay at least £10k, maybe more like £15k because of both materials (esp timber) and labour shortages so prices will have gone up since we did ours.

Don’t be fooled into thinking concrete tiles are heavier.

A m2 of rosemary tiles ,usually 66 is about 75 kilos.
The same m2 of, for example Marley modern smooth ( lots of new builds have these now ) is about 55 kilos.

I’m sure different types of concrete tiles weigh different amounts but don’t think just because something is made of concrete it must be heavier .
