House been on for 4 months, 2 offers - one lasted 2 days before woman changed her mind and one was so ridiculously low we laughed. Price had dropped £35k, we are now in real danger of losing "dream home" and I am so sick sick sick of tidying, cleaning and not being able to hang my bloody washing up to dry.

Sooo,IF we lose the house, can someone please remind me that you CAN have one, possibly two children in a very small 3 bedroom house and you don't need MASSES of space? Please.

an agent can't perform a miracle in a falling market though.Have you compared price to those which have sold as asking prices and selling prices do vary a lot.

Maybe...just maybe...kitchen is a little small and maybe could do with a bit of brightening/freshening...it looks tiny bit bland compared to the shiny, cream and wood of the rest of the house which is neutral but not plain iykwim.

Yes, last (and final) price reduction was done last week so we are not asking too much at all now. We are in line with similar properties. Price is higher than some similar places (only slightly higher) due to good location.

NC, our lovely house is not selling either. it's a bad moment. the market is apparently flat. I'm getting so stressed. I offer you a virtual cup of tea and a moan on "buyers"

I agree that it is either your agent is shite or maybe you are a little overpriced ?

I don't know what house prices are like in your area, so can't really comment on the pricing.

Also it is TERRIBLE time of year to sell. October to xmas is notoriously rubbish for selling.

Tigana, agree kitchen is naff compared to rest of place. BUT we thought, and agent advised that best to drop price and someone else put new kitchen in rather than us spend a couple of grand and someone not like our taste. It is small though, only thing going for it is that it is really light as has a door and window that opens up on to back garden.

If you need a quick sale you are going to have to drop asking price. Crap time of year, Housing market uncertainty..... If dropping the price isn't feasible 'cos of cost of new place I would be tempted to take it off the market till spring.

Why on earth would it be a problem to have 1 poss. 2 children in a 3 bed house? ok, a mansion would be nice....

It does look immaculate. Maybe big vases of flowers on various surfaces for a bit of colour. Essential oils smell of vanilla, or brewed coffee or baking bread. Colourful cushions on couches and beds to counteract the creams and whites that dominate. Also sell the buyers the story. If they like you they will be more likely to like the house. Be there at viewings and tell them what a wonderful ideallic life you've had there; how great the neighbours are,etc. Estate agents don't like sellers to be around during viewings but sellers can often sell the house better than they can. Don't make viewers feel awkward; don't hang around but let them alone to view it, but do greet them and tell them all the good points. Try and bond with them!

Very well presented IMO. The only things I would suggest would be to move one of the sofas so it runs across the middle of the room at an angle, ratrher than have them both facing each other - might give a bit of width to the living room.

also get the agent to retake the kitchen photo with teh door shut so it doesn't half civer the fridge.

Is it your 2nd or 3rd bedroom that has th4e double bed in? The 3rd looks abit small to have a double from the room sizes.

It is a bad time. In terms of time of year and the market being a bit s-l-o-w.

Kitchen isn't bad at all, just not quite up to rest of house standard. Wouldn't put me off, personally. Not like it is horrid sticky laminate doors which had then been painted avocado green... like ours was when we moved in.

Collegue of mine has had 5 offers...and then lost them all...
Some buyers are just wimps IMHO as a buyer!

The house looks lovely - how far are you from the Langley Park schools? If you are around a mile away get the agents to mention it (that was the catchment last year).

Beckenham is always popular so it's probably just a slow market.

I think your house looks as best as it could possibly look - very clean and fresh.

It's the worst time of year to be selling - we have just taken ours off the market (after the sale fell through) and intend to put it on again in spring.

I've just had a look at other properties near you and there seems to be character properties (probably not in as nice an area as yours) that are bigger than yours for about 25k less and are semis - if I was from outside the area I would not necessarily know that yours is the 'good' area - what I'm trying to say is you seem to have a limited market based on people who know the area well iykwim - have you picked an agent that deals with your area??

In my area the agent you pick can differ only by a few streets but it makes a hell of a difference

We are just out of Langley catchment area but good location as we are 10 mins from M&S, High St., Waitrose, Kelsey Park etc.

Good idea about piccie being retaken in kitchen with door shut.

Also, bright flowers good too.

Thanks so much for all your comments and I will let you know if something good happens. And yes, I know it is perfectly possible to have 2 kids in a small 3 bed house but sometimes you lose sight of this when you are trying to sell.

Lauriefairycake - you are right, you can get period semis for less and they are bigger but they are in the "wrong" area - what I mean is, anything within 10 mins of our High St. is a much higher price than anything else in the town, has always been that way. An outsider would not know this.

In your dining room could you either push the chairs right in and move the table slightly to the left, or move the chair on the right to the empty space (so it's back is facing the photographer) so that there is a clear passage to the door to the garden. Otherwise it looks gorgeous.

I think today most people view houses online before viewing and agents don't have as much to do as they used to.I don't think cahnging agents would help tbh.Flowers and maybe some art and cushions could ask a splash of colour but I agree that it is very well presented

What have similar sold for , that should be an indicator of price. Warm air heating not so good, particualars imply regular gas ch and in kitchen can you put away the stuff on top of the cabinets.

Our 3rd bedroom is smaller and we have two children, but looks very similar to yours. Warm air heating has put me off houses before now - how to you dry damp clothes, gloves etc without a radiator. This is something you can tell the buyers.

Definately do something about the kitchen door, we had a similar problem in out house, had to shut the door to open the fridge - we took the door off.

I would try and rearrange the living room - I cannot see how two people can watch TV together especially if you have high arm rests on the sofa.

Other than that it looks lovely
