Areas with green space & good secondaries - London

As the title says, looking at London areas with good state secondaries (not Catholic or single sex) and tonnes of green space. Ideally max 45 min commute to City. I've done the search engines but just seeing if anyone on here has an idea I've not come across!

Stoke Newington, Alexandra Palace, Southgate all fit the bill

Wanstead
South Woodford

When you mean the city do you specifically mean Canary Wharf?

Where exactly in the city do you need to commute to? Which tube line or train line would you need to get there?

GreenestValley · 19/07/2021 11:00

Budget?

tooHotTodayyy · 19/07/2021 11:04

No I mean the City. Anywhere round the City is fine - Moorgate, Bank, Liverpool St etc.

Budget around 750-950 for a 3bed+ but this could change.

What are the good secondaries near Wanstead please? I thought they were all single sex?

Petts Wood/Bromley. Kent grammar system, even non grammar schools are still decent. Trains to London Bridge, Waterloo, Cannon St, Victoria, Thameslink. Tons of green space, really set up for families

Thanks. We know Bromley area but it's a bit too suburban vibe.

Hanwell - if you can cope with the commute until crossrail opens (expected to be late 2022 to be fully open but some improvement in the first half of 2022 when the central part opens). Drayton Manor and Elthorne Park secondaries and plenty of green space for London.
