Enquires raised…?

Hi, FTB and we have had all searches completed on the 18th June. Solicitor has raised enquires, how long does it usually take for them to be answered? I know, no one is a psychic- but it’s approaching a month now with no replies

How long is a piece of string? Depends on a lot of things.

If your vendor needs to provide answers/documentation; how long they take to do that
If your conveyancer has actually provided the enquiries to your vendors conveyancer
If your vendors conveyancer has worked on the file recently and actually answered the enquiries
How busy both parties are and their representation plays a big part.

Sorry the answer isn't more helpful than that. It takes as long as it takes!

We answered ours within days of them landing. They were all fairly standard, a couple required an indemnity. Our vendor was also pretty quick to respond, but again we didn't raise anything complicated.

I'd have expected replies to some if not all by now. As PP says get your solicitor's input, and also chase the EA so they can nudge the vendor.

I agree a month is too long, though some enquiries just raise more enquiries when answered, or at least clarification. If it's a flat your solicitor needs the management pack from managing agents which can take months.
Did you have a survey done? That may have brought extra issues to light.

Entirely depends on the speed of solicitors, speed of vendor, how many enquiries and their complexity etc. Some can throw up other issues that need to be resolved too. Eg the house we are buying has a right of way across it, which needed to be referred to the lender to check they were ok with it. Have you asked your solicitor for a list of enquiries that are outstanding?

Some enquires were about how high the ground rent was and to do with flooring- but yes thanks for advise. I’ll chase solicitors up

I think a leasehold always takes longer as some information has to come from the freeholder or management company.
