Quantity Surveyor

We're getting to the finished plan stage of our renovation and our architect has estimated around £120k for the work (I realise that this is likely to increase and have prepared for a shock when actual quotes come in!). In his notes there is a bit about it being up to the client whether or not to instruct a quantity surveyor.

We're at the stage where our plans are being finalised for planning permission, and I think we'll have a structural engineer out before then to make sure the plans will work.

Is it usual to instruct a QS on a project this size and at what stage would you usually add them to the project?

If you were going to hire a QS you probably wanted one at the design stage…
Has your architect given you a breakdown of the costs and how he came to them (ie SPONS and rebasing/speaking to suppliers) or is it just “roughly should be this”
If it’s the latter I’d probably speak to a QS as it will likely be miles out!

You won't 'probably' need a structural surveyor- you'll have to get one for the load bearing technical drawings and for building regs.
Architects are usually pretty poor at what builds cost.
