Where to get survey

Hi all, hope you can help.

Am moving house and want to get survey sorted (homebuyers report). I can either get one done independenlty but would cost quite a lot. Or I've seen with my mortgage lender (nationwide) I can get one done as part of the mortgage offer and is quite a bit cheaper.

I assume they will only prepare the same type of report anyway so is there any good reason to get my own done independently? Not got mortgage interview until next week so the only difference would seem that might be a small time delay but it won't hold up the other legals.

Depends on the house I would say. Old, new etc.

We saved £200, the surveyor was every bit as thorough if not more so than previous reports I've had for past purchases and we didn't inconvenience the vendor by having multiple parties trooping through her house.

We paid to upgrade our lender's valuation to a homebuyer and it was a good experience. We saved £200, the surveyor was every bit as thorough if not more so than previous reports I've had for past purchases and we didn't inconvenience the vendor by having multiple parties trooping through her house.
Yeah the difference is about 250 quid which I wouldn't mind if I thought I was actually getting some specific benefit.

House is fairly standard 1980s estate build, so homebuyers report would be fine.

Good point about multiple troops in case lender wants to do on site inspection themselves although I would have thought at my LTV they would probably just do desktop valuation.

The lender valuation ones are really quite brief.
Generally given that £250 could save you potentially tens of thousands in the long run I think you’d be completely daft not to

I'm talking about upgrading to a homebuyers report through the lender (which would cost about 350 quid) compared to lender doing valuation and then getting a seaparate homebuyers report (which would cost about 600 quid cheapest one I've been quoted so far).

So still getting homebuyers report either way.

The type of survey your lender will require you to pay for is a valuation survey. Very often they value the property by looking at other similar house prices within a certain radius of your house. They may do a drive past. This survey is a valuation for mortgage purposes only and other than valuing the property it won't tell you anything.

The type you pay for yourself is in addition to the lenders valuation and is different and entirely optional. Unless the property you are buying is new, a homebuyers survey is recommended. Your surveyor will go inside the property and inspect it and write a report with defects and recommendations. It will tell you if the roof needs doing or if there is suspected damp etc.

Except the OP already explained, twice, that she wants a homebuyers, and her question is whether to use the same surveyor the bank is using for the valuation to save money. She is not asking IF she should get a Homebuyers report!
The Homebuyers report is in a standard format that they all use, so if the mortgage valuer is also trained to do a homebuyers survey, then I don't see why not.

my broker advised a separate one. Reason was if you need to change mortgage provider (which does sometimes happen) you only need to pay for a new valuation.
Not sure if the way I’ve explained makes sense !
