Building regs

10 years ago I had my house renovated. Builders completed all the work. Consisted of re-wire, plumbing new boiler, new kitchen windows bathroom and removal of a 6 foot load bearing wall (where a door had previously been).

I'm now selling the house. It is asking about whether work was completed and to provide building regs. I don't have building regs. Are these required? It was so long ago now.

Sure are. Building regs have been around since the 60s, and completion certificates since the 90s. But not all authorities issued them until quite recently (2013), though many will have. Indemnity insurance is usually offered, but that only protects against legal fees, not the work to remedy the breach. You can get a regularisation certificate if you are confident the work was completed to the requirements at the time, but the inspector will not be able to see much of the work as its probably covered up so it's not the same thing really. It's your removal of the supporting wall that is the most crucial. Talk to your solicitor.
