Moving costs from savings not sale proceeds

I'm trying to work out how much I'll need ahead of or outside of the money movements conducted by solicitors it's been over a decade since I last sold and bought so am very hazy & would appreciate someone checking my rough guesstimates

Ahead of:
Removals -£1k
Survey -£1k
Mortgage application fee -£1k (bastards)
Money on account for solicitor searches etc £500k

At point of sale:
Stamp duty -£5k
Estate agent fees -£5k
Solicitor fees -£1k
House deposit -£££

Afterwards:
Flooring (if new build)
Garden turf/raised beds (if new build)
Decorating
Furniture

Removals depend on how much and how far, so guess £1000 is good enough.
Structural survey for three bed terrace in London was ££1,300 Inc VAT, may be more if house is bigger/detached etc. Plus you may need to get a damp report and/or drains etc.
No idea about mortgage fee.
Money on account for searches more like £200!
Stamp duty depends on purchase price, ditto estate agent fees on sold price.
Solicitor might be about £2,500 to do both sale and purchase.
Your deposit should come from sale of your current property, plus extra if not 10% of purchase price.
If buying a new build you can negotiate flooring as part of the deal? And turfing at least. The decorating should be done, though maybe not to your taste.
If buying a non new build I'd budget a lot more as bound to be a few things that need fixing plus redecorating.

My solicitor cost £4K for sale and purchase! I may have been ripped off. £350 of this was upfront.

All in all the move cost me about £9k not including stamp duty.

I paid the estate agent £300 upfront for the energy survey and photos etc. Cost £2k all in for estate agent.

Mortgage arrangement fee upfront £1k. Mortgage advise or fee £250 upfront.

There were lots of little incidentals before I moved, post redirect is £90, gas safety certificate and service £90, new house insurance £200. Lots of moving supplies, boxes etc.

Movers were £600, upfront.

Really helpful. Yes all the incidentals really add up.

All I remember is have hand constantly in wallet shelling out for this that or the other and feeling this buying/selling business is v expensive and would have been hard to do without some erosion of savings

Tell me about it! I am in two weeks and have spent a small fortune in B&Q.

The integrated fridge freezer and dishwasher both packed in in the first few days, so that was another thousand pounds! Will be worth it in the end but my goodness I have never spent so much money in my life.

I had budgeted £10k for the moving costs, and just in before the stamp duty holiday ended which really helped.

I paid half from savings and half from equity.

The incidentals are the killer. Yes yes to the postal redirect and they charge by surname (we’ve got three different ones); the first big grocery shop because pre-move you emptied the freezer and finished things up and didn’t want to move loads of odds and sods. Um, new internet connection thingy. Changing the locks, potentially. The inevitable Ikea/B&Q/supermarket wallet rinsing.

If not new build, budget for plumbers/electricians/handymen for all the shit the previous owner carefully hid with white paint and trickery.

Don’t forget VAT on lots of the fees and solicitor incidentals.
