Moving to Sale M33

Hi we are moving to Sale M33 in Greater Manchester.
Are there areas within M33 that I should avoid?
House price in East Sale that is close to Northern Moor / Wythenshawe is more reasonable.
Is that area safe? How about schools there? Is it also under Trafford Council? Anything I should pay attention to?

I think I'm correct is saying if a property has a M33 postcode its in Trafford and M23 puts it into Manchester. Be a bit careful of estate agents descriptions close the boundary as I have found properties in the Maple Rd and Kerscott Rd being implied as being in Sale where they are under Manchester Council.
Are Trafford schools the draw? The majority of schools in the borough with a very few exceptions are good. If you don't know there is a grammar school system although most of the secondary moderns get good results.

Within Sale prices generally reflect the desirability of neighbourhoods with the areas around Norris Road and the Racecourse estate being the most affordable. I don't think they would be classed as outright dangerous but probably have a greater amount of issues than other areas.

There have been a fair number of previous threads about Sale so it may be worth searching for them.

I would say the racecourse estate (all the streets are named after racecourses - think the area is now called Sale West) has a bad history but maybe its improved. It's just that small estate though - 500 metres away you have 'The Avenue' which is a street of 750k plus houses.

To the East I think Sale Moor 'village' is ok but the bit at the eastern end of Norris Road not so good - this borders Northern Moor as you mention which is part of Wythenshawe (not Sale) and is therefore City of Manchester council (not Trafford).

On the whole it's a good area, decent schools, you'll pay a premium for being in Trafford because of the schools (state grammar schools), houses near to the Metrolink stations also carry a premium. A lot will come down to your budget and if you need to be within walking distance of the tram for commuting.

We are considering an apartment close to Sale town centre (on Park Avenue & Cross Street) vs a terraced house close to the eastern end of Norris Road (though still in M33). The location of the former is good. I don't drive so prefer to be close to Metro and town centre. I like the Sale town centre a lot, especially the warm atmosphere there. But the property is an apartment and a new build converted from an office building, which is not completed yet, so there are some uncertainties. The terraced house is much better in terms of space, but I am not sure about the area around it. I understand it's not-so-good area which is also reflected in the price. Also, though it's also not far away from the Metro, it's much more quiet and less convenient for buying necessities.
Would deeply appreciate if there are other thoughts on this

As already said the Racecourse estate is a bit dodgy but lots of Sale is lovely. BUT only certain parts of Sale fall under Trafford, so as already mentioned, check regarding schools if that’s important to your choice

sounds like the age old dilemma of location v space/property type.

Have you considered Stretford (next town along, bit cheaper than sale, also in trafford and on the tram line). Might you be able to get a terraced house there. Not as nice as Sale but I think it's better than eastern end of Norris road and much more convenient.

I know the house you are referring to on Norris Road. Honestly the area is fine. It's got a historically bad reputation much like the racecourse but it has major positives too. Close to the Metrolink and walking distance to Sale Water Park. If it's in the M33 postcode most areas are fine.

I would worry about traffic noise in the flats on Cross Street, that's a seriously busy road. Have you considered either of these?

We are looking for 2 bedroom flat/house, with budget of around 200k. We can stretch the budget slightly if we find something we really like.
The flat we have identified is on the other side of the building facing Park Avenue so should be better than those facing Cross Street in terms of noise level.

ok with £200k I wouldn't rule out Altrincham either:

  • walking distance to Altrincham centre and the retail park, right on the canal and near the metrolink. Advantage of being near Navigation Road station is that you also get the trains there to Stockport / Chester / Manchester. www.rightmove.co.uk/properties/110135678#/

I think there's much nicer blocks with nicer aspects in Sale than that office conversion flat. Around Ashton Lane between the A56 and Ashton-on-Mersey village has blocks of flats that should be within your budget for 2beds. Also keep an eye out for those around Wardle Road which is lovely a leafy compared to the office block one.

I don't know about worse but the ones around that area that i've seen tend to still look very much like office blocks and don't have much, if any, green space around them whereas the older ones do. You'll always pay a premium for a new build too.
