When To Get EAs Around To Sell?

Hi all,

I'm sure this is a very dim question, but I can't get my head around it at all!

I have booked a cleaning company for a deep clean 23rd July, before I put the house on the market (current health issues mean I can't do it myself).

In an ideal world, I'd love viewings to start 24th (before it has a chance to get messy!) but I don't think that can happen!

When should I get EAs in to value and quote for selling the house? Can they come before the deep clean, or better to wait? Will they be affected by it being tidy but not sparkling?

And also, any tips for picking an EA? Any good questions to ask? It's my first time selling a property and don't have anyone who would know to ask, so panicking quite a lot!!

Before definitely they’ll offer some helpful tips on what to do / how to stage it.
Don’t want to get bits done and they come round and tell you to do something else instead.

Re picking an agent. Look at reviews, chat to a few, get recommendations if anyone in your area has moved recently get their Recommendations.
People are sometimes put off by online agents so unless your property is keenly priced and very desirable I’d not be using purple bricks et al.

I guess contact the estate agent - I would have thought you could get everything such as room measurements, floorplans etc in place before the 23rd and then have the photos taken after you've been cleaned. Good estate agents will be able to see the potential before the clean.

In terms of picing estate agents I would look around locally see which ones are selling houses like yours in your area. Then get two or three in and see what they advise in terms of prices they can get, people they are in touch with, percentages you will have to pay them etc although in my experience they are all very similar levels of commission.

Ask about the time of year too - estate agents will say that houses dont sell in the summer as everyones on holiday etc but it may be different this year as there is an incentive for the sale to go through before end of September in terms of stamp duty.

Thank you! I'll get ringing about! Sadly only gouses sold nearby recently were purple bricks, and I've read on here enough to put me off!

Re time of year, I'm relocating and just want to get going, I had to wait for current fixed mortgage to end and now I just want to go! I really hope they don't say I should wait!

I would look at the local agents and see which ones are selling similar property to yours , then arrange for 3 to come and value it , you can make up your mind which to use after the three have visited and you have talked with them , base this on the valuation and how well you think they will work for you , you don't need to go with the highest but have in mind already what similar houses are fetching in your area
I would go with a valuation after your clean , ( although their photos always seem to hide the dirt anyway ) use the time in between to seriously de-clutter and de-personalise ( this may mean a short term storage container , ) fix any small things that are outstanding , make sure the kerb view is appealing as the first look at your property can make the sale

Depending on where you are and how busy the agents are I think it will take a bit of time for someone to come round and then book in for pictures etc.

We had three agents come round within a few days of calling them but after we'd chosen one and got ID checks and contract signed (which took a few days as well!) the photographs weren't taken until over a week later. Then we had to wait another couple of days to get the draft particulars.

Thank you! Thankfully all decluttered already, had a few ruthless weeks with a skip which was bliss!

The house itself is all newly renovated and decorated (lockdown made me decide to move to a new city and start afresh, but obviously I decided just as I finished the grind of a do-er upper!) so it really is just a spring clean which I'm not able to do right now!

Shall ring around and see what their timeframes are, thank you:)
