To ask if this quote for flooring is expensive?

West London prices to supply and fit LVT (not Amtico/ Kardean). Rip up and dispose of old carpet. 40sqm Just over 3.5k! Shock
This is through a specialist independent floor fitter, does it make much difference getting a builder to fit or is it worth paying the extra for a good fitter?

The floor might need to be fitted by their fitters to meet warranty-do you know how much the floor is per sqm to buy? Good fitting does make all the difference though. How much if you rip up the carpet yourself?

If they have to use a levelling compound on the floor and this is supply and fit then I don’t think that’s bad. We paid 1.5k fit only a few years ago. Can’t remember how much the tiles cost us. Latex floor leveller did need to be used

Yes this will be including using a latex leveller. I don't think I would be able to manage ripping up the carpet alone. I have no way of disposing it (tiny car) and dont have an extra pair of hands to help move furniture from room to room either

Depends a bit on the price per sqm of the flooring you've chosen. If it's £25 a meter that's probably a bit pricey, if it's £50 a meter it's probably a bit cheap. Our builder worked approximately double the cost of the floor for fitting, then you've got to add removal and disposal of the old carpet. Moving furniture shouldn't be a lot, the shop I spoke to a couple of days ago charge £20 a room to move furniture out.

I've learnt through experience that its worth getting a reputable company in. In my last house I decided to buy the lvt from a website for about half the price the proper company was charging and then pay an independent fitter I found on checkatrade. He was beyond awful. He spilt the green fluid he put on the floor all over my new white carpet on the stairs, then rested his angle grinder on my slate fireplace surround and cracked it - then tried to cover it up by putting his shoes on the crack while he finished the job, then lied about it when we confronted him. I learnt that checktrade don't allow bad reviews unless you agree to go through mediation first so people don't bother

Please bear in mind that the levelling stuff can't have any furniture on it for 24 hours. We only have one room not being done so a bit of jenga/ tarpaulin over furniture in the garden. We had to move out for a few days...

Impossible to say unless you provide a breakdown of the flooring, prep/labour, carpet disposal costs.

Sounds about right to be honest, depending on the price/m2 of the flooring they're laying. I say that as a northerner who's recently had a similar amount of LVT laid!

I went to a Karndean supplier whose fitters made a total mess of my drains by pouring resin down it. I wouldn't mind but they didn't level it properly so it cracked on a ridge over time as well.
I wish I could scream the name as I sometimes see that shop mentioned on social media but they were deeply unpleasant and I don't want trouble.
I would go with a supplier who only does LVT for a living. Some also sell carpets, lino, wood etc. These don't always do enough LVT to really take on the job and do it well.

We had a similar amount of flooring put in and we paid round about that much. I don't think it's expensive.

I would always get three quotes though, that would give a better idea, make sure the materials used are the same though.

Thanks all. He sent me the quote in full rather than broken down so I've already asked him to send a breakdown but I think it's around £25 per sqm from what I remember. Which would work out around £1000 for materials and then over £2,500 for fitting. He said about 3 days work- just seemed like a lot to me but maybe that is the going rate!

Sounds expensive to me. Two thirds of the way through fully reflooring our house and just had Amtico oak planks fitted throughout most of the downstairs last weekend.

Our lounge is slightly bigger than 40sqm and we paid £1800 all in - removal of old Karndean tiles, latex levelling compound, fitting and all materials. This is a local, fully trained bY Amtico LVL flooring expert.

I'm in Essex, so not London but still an expensive area generally for building works.

There'll be a difference if it's one big room vs several smaller rooms/ hallways, which will be more labour intensive cutting around skirting.

We had just over 100 sq metres of LVT (Polyflor) laid in a flat. We had to have the concrete floor leveled and a special noise related underlayer. Came to a little over £8k. Seems about right. It was an empty property though.

I paid 3k for 50m of Polyfloor stick down with all the levelling etc. I'm in a low cost area though.

I’m in the south east and we paid 4K for 40sqm of Karndean although we did choose the more expensive herringbone fit and the shorter and smaller planks. We could have saved about £700 if we’d chosen the cheaper option. We used a flooring shop who supplied and fitted it and they were good and it included levelling etc. Our builders quoted nearly double that 😯

I paid £4500 for my floor (not including fitting) for 129 square metres years ago, it varies a lot! Last time I had fitting it was £180 not including the flooring but only 15sqm
