...to ask has anyone brought a Barratt Home and not happy with it?

Hi there, this is my first post. I am going to buy a new home and wondering if I have to purchase from David Wilson Homes or from Barratt Homes. Could anyone kindly give me a bit of constructive advice.

We bought a new build Barratt coming up 4 years ago and have been pretty pleased with it.

Our site manager in general was good, although I would definitely push to get as much snagging done within 8 weeks, as they can be very slow and need a lot of nagging after that!

We had a toilet leak and come through the ceiling on our first Christmas Eve (we'd moved in a few weeks before), was dealt with the same day by phoning the emergency line, then they came and did stain blocker and paint in Jan when back at work.

We did have a leak come in from above the patio doors that came through the kitchen ceiling/wall earlier this year. As we have been here longer than 2 years it was actually dealt with by the NHBC. I had read all kinds of horror stories, and there is a minimum claim value (think it was £1700) so was worried our claim wouldn't be enough for it, but it was all assessed via photos sent to them (Covid!) and I was massively impressed that the claim went through and was sorted out pretty quickly.

I don't think any new build homes are perfect, and I've seen some horror stories about all the different building firms. But personally, our experience has been fine, and I would definitely by from Barratt again.

I wouldn’t buy Bellway, Barratt, Taylor Wimprey or Persimmon.
I’d look at Redrow, Linden, Cala and Bloor.
Ours is Berkeley and that would always be my preference, other than a small local builder, building on a small scale.

Bear in mind that, very often, what you see in the show home, is not what you get. Show homes are specced up in respect of kitchen, floors, landscaping etc. If you want the same level, it can add thousands to the cost. Factor in the cost of flooring and white goods if they aren’t included, plus better quality kitchen options.

DH bought a Barrett new build before we married.

There were 147 major faults on day 1, including:

*Wrong kitchen fitted
*All doors 3 inches too short as they were cut before the carpets went in. Meant anyone on the loo could be seen from the front door
*The angle of the driveway was too steep and ripped out the underneath of my car
*The bay window could be lifted out
*They hadn’t factored in the slope of the ground and had to fit a flueless gas fire. This meant air bricks had to be open bringing a draft thoughout the entire open plan area (including up the stairs).
*Banisters not sanded properly so furniture got damaged being taken up the stairs
*garage was just big enough for a car, but they put the fuse box at the back of it - so if the fuses tripped you’d have to drive the car out of the garage to get at the fuse box (no doorway between house and garage)

He got the faults sorted out, kept it for a year and then sold it. He never properly moved in.
