Buying my first property! I put in a first offer just below asking price (only 5k under) on a house, after it had been on the market a week. That was 12 days ago now and I’m disappointed not to have heard anything back. Wondering what the issue might be?
The house is empty at the moment, it’s the owner’s second home so no chain.

Maybe he/she is looking to see what other offers she gets? But why not just haggle directly with me, or say nothing below asking price will do, if that’s what the issue it?

How long could this go on for? (Is that a how long is a piece of string question?) surely 12 days of silence is a bit rude? I asked if the Ea had passed on my offer and they said they had Sad

Huh that is weird, I would chase the EA and say please can you give me an answer. Usually they speak to the vendor and get an answer or a "we'll get back tomorrow", they shouldn't just blank you

Thanks. I’m worried if I push they might say no? There is nothing new coming on the market that I want to look at, I’m happy to wait (in theory!) if it means I’m still in with a chance of gettung the house... I just hate the uncertainty. If I ring up the eatate agent again will I look too ‘keen’? Gosh I hate these games.

Phone the estate agent and ask them if they have had a response/feedback from the vendor about your offer.

They must have lots of offers and are considering them. What has the agent said when you asked for am update, and when was that?

I agree the should have definitely got back to you by now. In my experience a vendor would usually give an answer within a day. I’d definitely be ringing and saying you’re surprised they haven’t made a decision about your offer yet.

Go back to estate agent and say offer is good until Friday. Never heard of waiting so long - and I've bought and sold over 20 properties.

I'd call the estate agent and ask what is going on, this is ridiculous. And I'd say that I need a response, have they been in contact with the vendor since, are there other offers on the table, what is the issue.

The EA should be apologetic and should be telling you about why there is such a delay here. If they can't it probably just means the vendor is a total nightmare and the house is basically unbuyable.

If the EA can't give you an answer or any reason for the delay, I'd say you need to walk away. Even if it's accepted you might never get a sale over the line.

I've always heard back the same day. And given my response to an offer the same day.
This sounds off?

I wonder if they're a bit reluctant to commit to a first time buyer.

There have been two weekends in the 12 days, so it’s only been 8 working days, if that makes a difference?

Yes 12 days is ridiculous, I’d ask why they need so long to consider ie are there other offers or do they have a minimum price. Tell them you will offer on another property being marketed by another agent if you don’t hear by x day and that should concentrate the EA’s mind Smile

I think the vendor should have made his mind up by now (after two weekends), if he would in any way have the intention to consider it. It looks like he isn’t very keen on your offer (perhaps even a bit miffed?) and he might be using your opening offer as a bench mark for other incoming offers, to get a bidding war started. If the vendor isn’t in a hurry to sell this house, he might want to wait for another offer. Either from another party, or from you. If you really want this house, you could have offered at least asking with the condition of no more viewings.

This happened to me recently and I was shocked because in all my years of buying houses you usually get a reply within a couple of days.

Turns out the market was so bonkers (March) that the vendor had received a number of offers, including over asking price. My offer was over asking too (obviously, or I'd have no chance ) and I hadn't even viewed it yet 🙈🤣

I really wanted to view it but they had said they weren't sure if I could because of the number of offers, but to put an offer in and see if the vendor would let me view!

So maybe this is what has happened in your case

I would have expected them to come back to you the same day or day after at the latest. You need to chase. We bought most recently during Covid and we still got a quick reply.

The market doesn’t seem too bonkers here, there’s not many new properties coming up. And this house is still being advertised, it hasn’t sold yet. Maybe there’s a bidding war going on above asking price that I’m unaware of. Mine was the first offer they received though, after a week in the market, 5k under didn’t seem too cheeky as an opening offer, but as a first time buyer I’m just guessing really.

Ask the EA if other offers have been received since yours. I think they have to tell you how many offers have been made, they don't have to tell you how much for though.

If not many properties care coming up for sale it means its likely to be a seller's market

I'm afraid your above post is the reality. don't be surprised to find out that the property is sold above asking price.

My offer was accepted!!! I didn’t actually ask for the reason for the hold up, I was so stunned and relieved to hear the news!! Grin So excited!!
So, next question: Anyone have any tips about choosing a good solicitor / surveyor?! Grin
