Any nice areas I should consider when looking for somewhere to move to?

What are your budget & requirements?

Brent is extremely varied - some lovely parts (which are expensive) but it also has some off the worst areas of deprivation in the country, & some places that are frankly unsafe.

Where are you moving FROM for a frame of reference?

Queens Park/ Kensal Rise/ Brondesbury/ Mapesbury all v nice and consequently £££. Other areas of Brent are trickier, many quite deprived. It's a big borough!

We enjoyed living in Dollis Hill. Always felt safe there. Cheaper than Willesden Green and one stop away on the Jubilee line. Great stock of Edwardian/1920s/1930s family homes near Gladstone Park.

Need to know your budget, type of property you’re looking for and whether schools are a concern.

Hi, thank you for the suggestions, I’m looking for a one or two bed flat, budget is £300 k. Schools aren’t a concern as no children.

300k may not get you a flat in the more upmarket parts of the borough - Kensal Rise/Green, Queens Park, nice bits of Kilburn and Willesden etc.

You’ll get the most for your money to the north of the borough for that price - Wembley, Kingsbury, Harrow borders. Much more suburban feel up that way, which I don’t know if you’re after?

I don’t mind too much about the vibe of the place as long as it is safe really. I’d like to live in the borough as I’ve got a job in the area and I would like to be able to cycle to work to save on using public transport. It doesn’t have to be a particularly beautiful area but somewhere with a nice community feel that is generally safe is a must.

Of parks and areas. Granted if you buy in middle of sink estate there’s more but most Londoners have manage certain level.

Depends where you work a lot of Brent is really really built up and cycling is not for the faint heartened.

It is based in Willesden, it is a short distance from the station so there is the option to commute using public transport but I would prefer not to. I understand that crime happens everywhere but clearly there are some areas which are more unsafe than others and as a single woman moving to the area I would like to be able to avoid them if possible

Dudden Hill lane isn’t a ‘naice’ area but it’s a lot better than Neasden

2 bed flats in Willesden generally around 400k, but you will get more for your money further away from tube or ex-council properties

I don’t wish to sound discouraging, but having lived in Willesden for many years, I’m not actually convinced you will find a 2 bed property in a safe neighbourhood on that budget: you’d probably be better off moving further out & taking tube in
