Bungalow extension...how much?

hi,

we have found a bungalow that is perfect for running our smallholding from as it comes with over an acre of land.

the problem we are having is the bungalow is a bit on the small side.
we don't have a massive amount left to do an amazing extension but we would want to extend to the side to create a kitchen diner and a larger lounge. then convert the old kitchen into a bedroom.
Any ideas how much this would cost?
it would be a single storey extension roughly 4m x 10m

Any pictures of extension ideas would be great :)

My 6.5m x 4m extension is coming out at about £40k but that’s mates rates. I’m located close to you.

Building extensions isn’t the cheap option nowadays, particularly with all the current issues with materials abs labour shortages. Generally getter to buy something the right size in the first place

the problem i'm having is i cant find a property in my price range with the land i need. so in order to get the land i'm compromising on the house. i have never done an extension do has no idea of the cost involved. considering i would also need to extend the other side of the bungalow at some point to create an extra bedroom.

its not but its very hard to get land with a house. i cant add land if a house doesnt come with it.

Then you need to put up with a smaller house. Sorry to sound harsh but if you actually need two extensions you're looking at £75 best case Id say.

Would you get planning permission for a dormer conversion? Definitely less expensive than building outwards

i'd always assumed that a dormer would be more expensive? im very inexperienced with this sort of thing lol!

maybe i could split it into 3 extensions, do the most urgent part first and save some money and do the other bits later. probably will end up more in the end but that might be the only way

thats a good idea. its not to to small but its going to be our forever home so it defiantly needs some work to make it work for us long term

Also factor in the max % increase in footprint you're allowed (although some planning departments aren't as fussy)

Our dormer extension is more than 40k (although we are in South east) so wouldn't assume it would be cheaper

You could even think about project managing it yourself to keep cost down ?. You say you have no experience of building work ? Or maybe just get a builder to build the shell then organise the finishing trades yourself ?

There are lots of different options and lots of different construction materials to vary the costs…….

Bungalows are easier to work on in my experience.

Gained 2 massive bedrooms, family bathroom and large office space on landing upstairs.
Now use 1 downstairs bedroom as dining/music/office.
Beauty of bungalows is the big footprint.
Can you get a back-of-envelope idea of both ideas?
To keep costs down, builders left the bathroom as a shell - we fitted that ourselves a year later.

Our extension is 7m by 4m and the cost is £32k including fitting the kitchen (west mids). That includes electrics, plumbing (shower room) and tiling etc

wow thats a really reasonable amount! did you do any of the works yourself? where did you buy your kitchen from? im looking at getting a nice quality used kitchen (if we extend).

We aren't doing anything! The builder is taking care of it all except the floor laying and painting! Kitchen is only from B&Q because we don't intend to stay here that long. We haven't got anything fancy like bi-folds but we've got three velux, 3 windows and fresh doors.

I'd seriously recommend finding a sole trader builder, who has a good reputation, over a bigger company. He has worked with us to make it fit within our budget and is really flexible.
