Generally, when a house is sold, what is included in the sale in terms of fittings/white goods etc? I feel like I read somewhere that if it's in the description of the home when it's up for sale, it's included; is that true?
Would fridge/freezers ever be included, or washing machines, light fittings?

You get a list when you are in the process of buying that details what the current owners are planning to leave. IME, white goods tend to be left if they are integrated, but are generally not if they can be removed. Sometimes they are made available by separate agreement.

You normally find that some curtains/ window dressings get left, carpets, some light fitting etc.

You can always ask an estate agent what is likely to be included in a particular sale.

When we moved to our current house, all ceiling light fittings were left, as were all window dressings. White goods weren’t included, but we were given the chance to buy their premium fridge which fitted into a really awkward space. We sold our previous house with integrated what goods, some window dressings and some light shades etc.

Normally anything fixed is included, anything else varies with the seller, some take everything, some ask for money and some leave things for free. I left for free washing machine, Rangemaster cooker, fridge, freezer, dishwasher, all light fittings, curtains and curtain poles and carpets.

It'll be on the fixtures and fittings form when you buy but if it makes a difference to your offer ask estate agent and if you offer is based on those included say it in writing and also tell your solicitor.

No, it's not true. The Estate Agent takes photos and describes the property. At that stage, they do not know what the owner is intending to leave. Once the Estate Agent has prepared the sales particulars, they are sent to the owner for approval. If the owner doesn't amend the draft sales particulars or tell the EA about items shown in the description/photos but excluded from the sale, then the advert for the property goes out and a potential buyer may not find out that the range cooker is not included until the legal work is started and you see, several weeks later, that it's not included on the Fixtures & Contents Form.

If there is any particular item you want clarified, it's best to ask the owner when you view.
