What do we need to have in order for the sale of a home to go through smoothly, in terms of paperwork?
What sort of certificates?

I'm sure there are other people who can help more but copies of any planning or building control decision notices will be very helpful

I keep a file with all my house papers in it. Any FENSS certs, invoices for built in appliances or house repairs, mortgage statements etc. When we sold I simply rooted out anything still relevant and passed it to the solicitor. Any guarantees, proof of repairs or building control, boiler service certs, that kind of thing.

If you extended or did any structural work you will need completion certificates. Party wall agreements if any. Gas service record. Electrical certificate isn't required but good to have, though it is of you've had electrical work done. Warranty or guarantees to do with roof work, damp, insecticide or other. HETA certificate if you have a wood or multi burner stove. Drainage report if you've had one done. Fensa certificate for any windows or glazing work, though some are covered if you had building regs sign off at same time. I'm sure I've missed something....

Google "law society property information form" or TA6 and you should be able to find a copy of the form your solicitor will get you to complete which has the docs they would normally ask for. Things like FENSA for any windows, service records for boilers, anything linked to planning permission or building regs etc.

Don’t panic if you don’t have any or all of the above - you can buy an indemnity policy that covers most of this. Probably cost around £200.

Fensa windows, latest boiler service, latest electrical checks, any planning permission/ building control etc. If you have them.
Solicitor will do local a a searches though.
