Can anything be done with this layout?

To provide access to the bathroom that does not involve walking through a bedroom? It is the only bathroom in the house.

I saw the house on rightmove and like it but don’t want to waste my time if this cannot be changed. It is at the top end of my budget so I couldn’t do anything ultra expensive

Can anything be done with this layout?

I would create an ensuite in Bedroom 1 by stealing some space from Bedroom 2.

Could you move the staircase at all- if the landing was more central it would help?

I was going to suggest moving the stairs - it's surprisingly doable. But unfortunately whatever you do those 2+ extension victorian layouts are a bit of a nightmare to sort for living with an upstairs bathroom, especially if you actually want a bath in them.

My suggestion was to turn or move the stairs too. Maybe get both options priced up and see what's more cost effective.

Could you add a skylight? If yes I'd be tempted to do this and turn the first half of the second bedroom into a dressing area.

The bathroom is over the kitchen, so all the main supply/waste is in that block. To swap the rooms you’d have to bring it forward (and dogleg) it. There won’t be plumbing/pipes already where the living rooms and bedrooms are. Don’t need a surveyor to tell you this. Is it obvious in photos where boiler is?

I think it’s probably not the property for you as layout is not an easy fix. Things like changing stairs orientation would create dead space downstairs and is not a small job.

If the house is quite narrow you won’t be able to fit stairs in that meet current building regs.
Also check there is enough loft space for a loft conversion.
I had a not dissimilar layout but the extension was much bigger. Moving the bathroom cost about £7k 4 years ago.
I spent £1k on the bathroom suite and other bits
£1k on fitting
The rest was all plumbing and drain work as the kitchen floor had to be dug up and relaid!

Rotate the stairs but check cost against converting the loft into a master en suite and making bedroom 2 into a single bedroom

Thank you for all the advice, it seems like it may be a lot of effort and potentially money to do so I think I’ll keep looking for another property Smile
