UNDERWRITER PLEASE ADVISE ME...

Hi everyone, thanks for taking the time to try and help me. Just over a year ago my children's dad left me for another women and left me to pay for our mortgage and 2 children.
I have paid the mortgage now out of my own account for just over a year. I haven't been able to apply for the mortgage on my own yet due to being on and off furlough with Covid this year. But I now have a 22hour a week contract behind a bar as of next week as well as a year contracted supply teacher for 1 and a half days starting September. These 2 jobs combined, I will take home on average £1500-£1600 a month as with supply I don't get paid through school holidays.
I have been speaking with my personal mortgage broker since the split with my ex, who will be writing to the underwriter at the end of the month explaining my circumstances and building up a good case for me after I have worked for 4 weeks to apply for the mortgage on my own.

We bought the house for £158,00 in 2017
It is now worth £175,000
Remaining balance on mortgage is £135,000
We hold the property as tenants in common me 80% and my ex holds 20%
40 grand in house to split so I would need to buy him out £8000 but he has said he is happy to accept £6000.
What are the chances of being accepted by the underwriter to have the mortgage in my sole name?
I have no credit cards,
No debts,
Experian report is 999
Savings of £4,500
Paying mortgage for 13 months on my own,
I also put down £16,000 deposit for the house.
Can someone help me with what my chances are? Thankyou so much X

I'm an underwriter and it's not something we would be able to approve in all honesty. Regardless of whether you have paid the mortgage alone we would not release a joint applicant from the liability if the other applicant could not meet the affordability requirement. It's not clear what your annual income is across the two jobs but it would need to be more than £31k a year to fit the 4.5 ish x income if you are wanting to take on a mortgage of £141k. Also when a person has 2 jobs they really need to have been doing both at the same time for a min of 12m.
I can only talk about what my company would do (high Street very similar criteria to many other banks) so not sure if a broker could place it elsewhere but my thoughts are it's unlikely unfortunately
We don't really have any authority to agree huge income exceptions even for existing customers in todays climate except perhaps where the current mortgage is classed as a bad debt and any change to the existing plan is an improvement for example debt is being reduced

Also just to add the fact you are tenants in common won't mean anything with regards to the mortgage. In terms of the mortgage you are both fully liable for the debt and in the eyes of the bank two people on a mortgage is preferable to one even if the other person isn't paying

Is the broker taking into account tax credits or any other income in addition to your wages? I’d be very surprised if you were able to borrow enough at the moment I’m afraid.

So instead of trying to buy him out could I have something drawn up from a solicitor saying that when the time comes he will only get £6000 regardless of circumstances?

Can you pay him off and take him off the deeds but leave him on the mortgage? That happens quite frequently in divorces. No impact on him unless he wants another mortgage.

UPDATE!!!! just wanted to let you know that today I got accepted for my own mortgage in my name without my ex on. For everyone that said it isn't possible even the underwriters in this thread it most definitely is!!! Have faith and preserve.. I did it!!! It took me 14 months but I did it. Will be in my name by September x
