This is the one:
www.rightmove.co.uk/properties/108109685#/

Pros:
Detached (usually don't think we could afford)
Good school
Nice area
Reasonable garden
Seems reasonably priced considering the crazy market (recently reduced from 375)

Cons:
Sloping garden
Liveable initially, but we would want to extend to make a nice open kitchen diner in the future
Slightly smaller than most properties we've looked at (140-160 m^2) but with rear and loft extension we would get close to that.

Do you see any issues with this?
How would you extend it?
We were thinking 2.5/3 metres to the rear (would lose a bit of garden of course), or if planning permission around a wraparound and convert the garage for utility/office.
Do you think such an extension could work with the garden? Would it be possible to flatten it?

Thanks :)

I wondered if there had been a issue with planning or a structural issue which would be useful to know if you were thinking of extending.

SwedeInLeeds · 27/06/2021 13:50

Is this better in terms of garden/space?
www.rightmove.co.uk/property/106207163

Would need some internal work but we'd be happy to do that.

I like the Adel house MUCH more! Yes, I can see that you’d need to do internal work and rejig the layout (well, I would) but lots of scope. Very decent garden too. From what you’ve said previously, I think you could really make something of this one to suit you for as long as you wanted to live there, and most likely see a better return for your outlay.

CovidCorvid · 27/06/2021 14:43

The outside space is definitely better. You could add value by remodelling the downstairs, knocking through the kitchen, etc. The bedrooms seem cramped. It’s more dated but again modernising it will add value but it needs more work doing.

CovidCorvid · 27/06/2021 14:49

How about this, ts a semi and a bit more but I really like it

Any ideas how to improve the upstairs, it seems very cramped indeed.

We've seen some decent properties there, but dislike scott hall road, it's super loud and busy. Also not in good catchment I think.

Possible knock the two bedrooms at the back into one. Kind of square the wall off below the ensuite and cupboard bit of the one on the left if that makes sense. Turn the en-suite and cupboard bit of what was the back left bedroom into the family bathroom. Turn the family bathroom and a bit of what was the back right bedroom into a 4th bedroom. Without seeing precise measurements it’s hard to say how much space you’d gain. You’d get a bigger bedroom across the back. The two at the front would be the same and one in particular seems narrow.

SwedeInLeeds · 27/06/2021 15:10

What about extending over garage or over the back extension? I guess really costly if foundations aren't suitable?
It wouldnt be great to lose a "bedroom" in terms of value. We'd probably move for secondary school.

OP posts:
SwedeInLeeds · 27/06/2021 15:13

Oh I see what you're suggesting now, would certainly create space but lose ensuite...

Is the garage actually attached to the house? It doesn’t look like it is. A side extension would be better than a back extension upstairs as you need to make the rooms wider. You could maybe build up a bit from the rear downstairs extension but I think it would make the room proportions odd.

SecretKeeper1 · 27/06/2021 16:42

Why would you move for secondary school? Your nearest one is outstanding and you’ve also got AG near by.

I know the area, nice and leafy, good house for the money!

4PawsGood · 27/06/2021 17:10

Presumably you don’t want Horsforth? You’d need to check this doesn’t back into new road side but otherwise I like it.

I’ve had a look. It doesn’t back onto the main road, but it does look onto the car park of a big soft play, which isn’t beautiful.

Oh this is getting too funny, we went to see this place too Blush

Nice house inside but outside was awful.

4PawsGood · 27/06/2021 18:10

Mm. That outlook is a bit depressing. The house is set well back though, you could plant a big hedge?

Indigopearl · 27/06/2021 18:14

It looks like to faces the rear of a tesco express. Maybe be noisy with deliveries etc

No, they deliver at the front.
SwedeInLeeds · 27/06/2021 19:39

Yeah we're looking at horsforth as well just can't find anything affordable with a nice plot and on the otley road bus route.
Adel is not in catchment of the allerton high school even though it's really close.

SecretKeeper1 · 18/07/2021 00:47

@SwedeInLeeds what did you decide in the end?

SwedeInLeeds · 18/07/2021 01:07

House was lovely just couldn't figure out how to fit furniture and wardrobes and plan ahead for 2 kids. I think the issue is our budget is quite a bit above this so we are hoping to find something similar but larger! Still looking...

What about this one, it is walking distance to the train station to Leeds and good in the catchment area for good schools:

I’m also going to post a link to the same house which has knocked through the back and sold last year as it shows you what you can do (this one has the extension done but as 2 rooms). The house for sale has a south facing garden - the other house has a north facing garden.
