Buying a house next to a shop?

Row of Victorian terraces, first property converted into a shop, most recently a hairdressers but this seems to have closed down permanently, not sure what will be next. Joined directly to it is the house I like. Would you consider a house next to a commercial property?

Probably not. I was considering a house attached to a restaurant. It had a good reputation and had been there for some time, but if it turned into a late night takeaway I wouldn't have looked twice and there's no certainty. I might if it was otherwise a very desirable area and I couldn't afford it otherwise.

I'm at the end of a row of terraces that were all shops at one time or other. They're now half shops and half homes. When I bought my house, there was a cafe next door. The house is great and quite unique in shape which I love, and I'd lived in a very busy Asian city for years so a little coffee shop that closed at 2pm didn't put me off. The cafe has since changed into a late night place and it's now open til 11pm. Personally, I probably wouldn't have bought my house if the late night opening was in place when I looked at it. That said, I put my house on the market a month or so ago (NOT because of the cafe!), and whilst I had fewer viewings than other houses in the crazy current market, I had plenty of viewings and two asking price offers within 2 days. So the cafe hasn't stopped anyone buying it. That said, it's a big house for the same money as smaller terraces nearby, and it's quirky shape is really appealing to some people. I wonder if it were a regular 2-up 2-down terrace, of which there are many in this area, there would have been less interest in it?

I think it's probably the not knowing what it might be that I'd be put off by. If it were a hairdresser's, that would be fine? It might also be converted back into a house?

What is the parking situation like? Victorian Terraces can be tight anyway, but add in a commercial property.

My friend tried to buy a house next to a shop recently and couldn't get a mortgage because it was next to a commercial property

I was also going to mention the mortgage. I knew someone selling a house joined on to a warehouse and several of her buyers had to pull out due to not being able to get a mortgage.

I lived next door to the village shop, for us it was more of a plus, they were open 7 days a week, 7-9 most days, they were friendly and we helped them out with small things if we could.
They took deliveries if we were out (did that for lots of neighbours) they kept a set of spare keys for when my teenagers locked themselves out and it was so handy for provisions, papers etc, we called the shop the ‘Pantry’.
Yes there is a chance they could apply for a take away which would change things. We could hear early morning deliveries but were always awake so it wasn’t a problem for us, only real downside was litter from some uncaring customers and sometimes kids/teens hanging about a bit but it was only now and then.

Thank you everyone, I didn’t realise there could be issues getting a mortgage with this kind of property, it has been on the market for a while so maybe this is why

I once tried to buy a flat with two floors between me and a shop and it was declined - no lender would lend on it. A friend struggled when buying a house next to a pub (detached but the next building).

I'd check with lenders before perusing it too much.

We own a house that used to be next to a flower shop. (Rental, we don't live there)
Flower shop is now a Funeral Directors. With morgue.

At least they are quiet neighbours.
