I think seller is lying about when electrics, windows and boiler was done...

I'm pretty sure on viewing that seller said windows, rewire and boiler were done within last 12 years or thereabouts but on form they have ticked not done after 2005 (2002 for windows), presumably so they don't have to provide any certificates. Not sure how to proceed with this. Do I call it out?

The rewire should come up in the searches I think? I’m sure ours did.

For Gas, the owner can get a replacement certificate from the Gas Safe register or Corgi if it is pre-April 2009. Your solicitor should be asking for it.
Electrics, not sure who keeps a record there, but maybe local Building regs? Windows, Fensa. It's up to the seller to get the paperwork sorted out.

The sellers are claiming no gas or electric works were carried out since 2005 (hence they di t have to provide certificates) which I am pretty sure is untrue. The boiler alone only started being made after 2005.

I provided a gas safety certificate. At the very least they should provide proof when it was last serviced.
Your surveyor can tell you about the electrics and probably the windows..

Have a search of your local planning portal and building control register if done they should be on there

The glass part of my windows has a small date stamped on them that is visible when you get close. If you have a good look you might see dates on theirs if you are able to look?!

In my recent purchase the sellers said they hadn’t replaced the windows (as presumably they didn’t have a fensa certificate) but they’d bought the house 4 years previously and the advert from the last time it was marketed clearly showed different windows. I didn’t outright say I didn’t believe them, but I asked for indemnity insurance, they agreed.
