How can we secure our dream home!

I'm a nervous wreck right now. We have been in rented for 12 months now, trying desperately to buy our forever family home. In that time barely anything has come on the market. Easter time a house came on, we were first through the door, offered asking price, and we still didn't get it 🙁 We are chain free cash buyers.

On Saturday estate agent phoned us, house coming on they thought we would love - we are booked in to see it a week on Friday. Yesterday it went on Right Move, I'm completely in love 🥰 Immediately phoned agent to see if we can see sooner, we can't - but are first in the door next week. I know it's going to have so much interest 😭 Do we offer asking price as soon as we have seen it? So tempting to offer right now 😂 Any other tips to help them pick us???!!!

Do NOT play it cool. That works in a buyers market. Unless you’re buying a central London flat, this is a sellers market.

DO ask the agent ‘what will it take for us to get this property off the market’.

DO say you are completely flexible on move dates and happy to fit in with seller’s timetable.

DO be ready for agent to be unfair. Eg they may do a ‘bidding war’ of closed bids then sell to someone who puts an extra bid in after is closed.

DO put in an offer on the viewing day at, or straight after, viewing.

Sounds like your DH may need a reality check. Central London prices are down, everywhere else is up. That will continue unless/until employers order everyone back to 100% office work, which they’re unlikely to do now that wfh has been proven to work (and many employers are downsizing their office space to save £). Is actually a welcome readjustment which stops the country being so London-centric and gives London children a less impossible climb to property ladder.

We put a full asking price offer in at 2 on Saturday. Not heard anything since 😭

Trying very hard to be patient, I know yesterday didn't count, so I am sure the agents are seeing if there are any other offers on the table. We were the only one on Saturday 🤞

Little update. Estate has called to say they have one other 'similar' offer on the table - whatever that means 😣 Sounds like they want one more offer from both of us by tomorrow morning. We will go for our full final offer, 25k over asking, and hope for the best 🙏

Best wishes! We’ve just moved into our house we bought. I asked the agent what it would take to secure the house. In the end we offered 5k over-my daughter asked why we’re we going over asking when no one else had seen it. I told her it was to get it taken off the market and for the last 4 months we were wondering if it all would fall through. But it didn’t and here we are! Best of luck for you!

We had a lot of people bidding on our house but one of them wrote us a letter telling us why they wanted to buy it and why they really loved it...

So don't rule out asking the EA to pass a message on to the owner about how you've waited 12. months and love the house etc etc

Read this whole thread top to bottom! So exciting. Sounds really promising - we went to B&F as the agent said the same thing, that they had one other offer very similar - we made a good offer that was over but not massively so, gushed to agent about house and it went our way!
