Cost of kitchen extension

Looking at drawing up plans this year, with a view to building in 2022 or 2023, a 10m x 4m extension onto a standard 30s semi. current kitchen will be knocked down and subsumed into it but the current dining room will be staying so the kitchen/diner will be L-shaped.

plan is to have 4.5m of bifold doors and a kitchen from diy kitchens.

I know prices have gone up hugely this last year for building work, but any rough ideas based on when supply chain problems might have been sorted? just need to work out roughly how much we need to set aside for savings.

My extension is double your size & will be more open plan but I was recently quoted 10k from Benchmarx for a traditional kitchen - so solid wood doors, quartz worktops & splashbacks, several full length cabinets, a walk in pantry, island etc. Wren was double this for mdf but if we cared I think we could probably negotiate this down. Howdens haven’t got back to us yet but I think it will be around the 10-15k mark. John Lewis was approximately 30k all in (including appliances) for a ‘solid wood’ kitchen / diner. Devol, interestingly, was not far off John Lewis but can’t fulfil when we need them to unfortunately.

I have 7m long bifolds and it works out to be approx 6k for the doors.

In terms of supply chain problems it’s mainly around steel, cement aggregates, roof tiles etc, but builders are planning in advance by ordering as soon as you confirm with them. Everything I needed was ordered 3 months in advance of the work starting but I think you probably need longer now.

You should budget 2k per sqm for the build, so 80k plus the cost of the kitchen, bifolds, decorating and contingency.

Ours was about 90k for something similar. But sliding doors and 2 lantern roof lights. Very Big steel to hold up back of house.

Kitchen solid wood Howdens, appliances, and flooring is about 27k.

Also we will have to redo garden when they’ve gone.

Foreman is finding Getting supplies and tradesmen is really hard. The only guy in our area who can do the floor screed we need has gone AWOL too.

Agree with the £2k per sqm metre but don't forget to add on VAT. Other big expenses on top of kitchen / bifolds etc will be flooring with that size of space, especially if you're combining rooms so flooring has to be the same throughout etc. Also, if you're extending at the back of the house, your back garden will be wrecked by the build and you'll need to spend something on putting that right (particularly if you're looking at it through bifolds!!).

Not sure whether you mean a wraparound extension, but are you sure its 10m x 4m? If you're adding on to the back of the house, 10m sounds too wide, and similarly, if you're adding on to the side of the house, 4m sounds too wide. Just trying to make the cost sound less!!

I hadn't really thought about the flooring cost but yes I know from my last house that it can be pricey...also learnt my lesson that its worth getting a good company in. I think that's going to be the hardest part- finding tradesmen I can trust!

I had a big extension too. It came up as expected - 1k per msq because it’s big job and we paid one builder to do / project manage everything including kitchen fitting. So definitely worth a shot at negotiating.

I think builders are absolutely inundated at the moment, there is so much building work about and materials are expensive (hard to get hold of). I think planning is taking longer than expected, well every stage of the process is taking longer, and the good builders are picking and choosing their projects. I don't think you have much chance of getting a deal or haggling much on the price unless you're prepared to wait for this building frenzy to die down in a couple of years maybe.

We're in the middle of planning a large extension and refurbishment project - adding circa 200m2 in different double and single storey extensions for new kitchen dining room, living room, utility and two en-suite bedrooms.

Is the £2k psm for just the shell? How did you manage to come in at 1k psm Ozanj? Any tips greatly appreciated.

Hiya we just had this exact extension done- 1930 semi into l shape with lounge and Nicole’s. kitchen was units online 7k plus 2k fitting. Build was 50k but then you have architects, bifolds and velux, planning etc, building refs. It was around 75k all told with painting and tiling and underfloor heating.
