Has anyone just gone on the market?

House has been on the market for 4 weeks. Not much interest. We've been to see a few houses which I would expect to have been snapped up quickly but they're still on.

Has the stamp duty holiday created a price bubble which is about to pop?

Ours has been on for 3 weeks, 3 viewings in the first week, nowt since.

KindergartenKop · 19/06/2021 22:59

Hmmm...thanks, that's interesting @littlecrocodiles. Did you expect it to go quickly?

It's still.pretty hot where I'm.looking (sw London). But I think the focus this month has been in getting the purchases and sales over the line for stamp duty. I spoke to one EA and they are spending alot of their time chasing the chains. I just had my seller pull out so started viewing again now as a rather desperate cash buyer living in an expensive holiday let and when I called the EAs were solidly booked so only managed to view one property (which I put an offer on). It's now a matter of not finding my dream home but a 'that will do' house.

KindergartenKop · 20/06/2021 12:54

@Livingintheclouds we are also in SW London. Maybe our house is just unattractive.

We went on the market 4 weeks ago and only had one person look (twice). We're really disappointed. It's fairly priced and well presented so not really sure what's going on but none of our 'competition' seems to be selling either. We knew we'd missed the madness of recent months but had expected more than one person interested Sad

This is useful info, thanks. I'm glad it's not just me imagining it being slow!

What area are you in OP?

Andthenanothercupoftea · 22/06/2021 06:48

We've just gone back on the market, we've been up for a week, had two viewings (one is looking like they might make an offer) and got two more booked in this week.

When we went on originally back in April we had 12 viewings in 2 and a half weeks and 2 offers - so not too different. However we have an odd house that isn't that attractive on paper, so was never going to be innundated.

Emelene · 22/06/2021 06:53

We went on yesterday. (Dorset, entry level house) We have a launch day on Saturday and all the estate agents we met seemed optimistic but only time will tell. Confused

KindergartenKop · 22/06/2021 10:53

We are SW London. Stuff seems to be really slowing down Confused

South London here, went on the market last week and accepted an above asking price offer within 3 days. We have had an offer accepted on a house but our seller hasn’t found anywhere yet and there seems to be little available for what she is after so we might be waiting a while for the chain to complete despite a quick start..

Twiglets1 · 22/06/2021 12:56

I’m selling my Dad’s flat in central London and although we had 4 viewings yesterday, I don’t get the impression there are too many people looking for flats without gardens in central London so I am expecting viewings to dry up now

Livingintheclouds · 23/06/2021 07:05

I guess it just depends, op. I am looking in a very desirable area - near outstanding rated primary school and walking distance to train and tube. On the same street a house came on 20% more expensive than the one I hope to buy and it's already under offer. Only difference is it's end of terrace and bathrooms more done up. Prices are still edging up (not at that level, but a good 5-10% more in last few month - and going under offer in a couple weeks.

bigbaggyeyes · 23/06/2021 07:17

We've sold our house and in the process of moving, but I've been keeping an eye on the market around here and it's all just stopped in the last 4/6 weeks. Nothing new coming on the market and just the houses that are unrealistically priced, on the market months left.

redavocado · 23/06/2021 07:47

We've just put our place on the market. We're in London and are getting a fair bit of interest but there doesn't seem to be anything we can actually buy! Nothing's coming on the market around here and the little that's there is going for so much over asking - up to 10% in some cases. The agents are requiring buyers to be ready to proceed before even showing places and that means that we couldn't really know this beforehand. It's making me so angry!

I'm now crossing my fingers for a flood of properties coming back on the market when people miss the stamp duty deadline!

Bluntness100 · 23/06/2021 07:51

I’m in the south east and it’s rock hot, there’s now literally nothing on the market in my village where usually there is four or five properties.

StiffyByng · 23/06/2021 07:55

We’ve been on the market for two weeks in SE London. We had four viewings on the first weekend, and one since. We’ve reduced our price. Agents say it’s a standard number of viewings at the moment. Friends of ours are selling nearby with a similar experience.

Permanentlygrumpy · 23/06/2021 08:07

I'm hoping to sell and buy next year so watching with interest. The prices have been slowly climbing up for years but have exploded this past year. The house I viewed just before first lockdown was £350k and it is now priced at £515k. Unsurprisingly, it is still unsold as it needs a thorough refurbishment. Looks like it hasn't been touched in 40 years so will need £££ spent on it. South East location here.

didireallysaythat · 23/06/2021 08:09

East of England - nothing at the right price is staying on the market for a week. It follows a period where there wasn't a lot coming onto the market which helps. The only houses that are on right move two weeks later usually have a price reduction.

Getyourarseofffthequattro · 23/06/2021 11:30

we are in west yorks and ours sold in less than 24 hours of being on - great, but now we cant find anything to buy. I really hope its slowing down so we can actually bloody view something!

StiffyByng · 23/06/2021 15:30

We had a viewing this morning. The feedback was that they would have wanted to extend the kitchen, change a downstairs room, change the garden and move a wall, so it was all too much for them.

As they clearly just basically wanted a different house (their prerogative) it didn't feel like hugely helpful feedback from the agents. It's all quite depressing. We've had a very low offer from people who live opposite us and want to upgrade from a flat, who've never even seen inside. Such randomness.
