Does subsidence repair have guarantees?

Hi all.

Property had subsidence a few years ago. Cause of subsidence was a tree which caused clay shrinkage which caused cracks. Cracks etc has been repaired and tree removed. Lender has asked for the guarantee to be transferred over (for it to lend) however there is no guarantee.

Is this common (that there is no guarantee) and anything we can do to get around it?

No help to you at all but, I'd like to know the answer to this one too.
I suspect, though don't know, that there is no guarantee as such, as who would be able to say with certainty that a house won't subside any more, if it's done it once?
I've read about "Certificates of structural adequacy" - don't know if that helps at all and I'm not sure who is supposed to issue this when repair work/monitoring has been done.
Hopefully, someone who knows more than you or me will be along soon.

A "certificate of structural adequacy" should have have been issued by your insurance company when the repairs were completed.

We have a certificate of structural adequacy but the lender has asked for the guarantee to be transferred otherwise wont lend - according to my solicitor. Ive been researching for hours and it looks like there is no such guarantee on the basis of what PP said. Im planning to ask solicitor to go back and say house is insurable and we have cert of adequacy and nothing to indicate anywhere that guarantees are provided and hoping that might be enough but obvs my knowledge is limited

You can purchase indemnity insurance to cover a range of what if buyer worries.
