Help out this complete newbie to knocking down internal walls

Hello!

I'm considering knocking down an internal non-load-bearing wall to open up the space between the kitchen and the dining room. It's actually not strictly a wall, but an arch with lots of wall either side. Once this is done, we will be getting flooring fitted, and a new kitchen.

How does this work then - do we get a builder to come in do the wall, then flooring people to come fit the floor, and finally the kitchen people to fit the kitchen? We will also need to paint the whole room, so a fourth person for that??

Also, does anyone have a very rough guess for the cost of getting rid of this wall, and replastering?

How do you know it’s non load bearing? Is it a stud wall

If it's definitely not load bearing (you're sure?) is it just plasterboard/wooden battens? If so...could you just pull it down?

If not then I'd ring a plasterer and ask for advice - ours removed a stud wall and built one elsewhere, and skimmed all the walls after.

We're having a survey done to double check but don't think it's load-bearing. If it is, we'll just leave it alone.

I'm just trying to work out a rough price at the moment.

We removed an internal wall from dining room to kitchen. When I say we I mean we got a company in 😂

We had electrics and gas pipes in the wall so we could not do it ourselves not that I wld have been brave enough to do it anyway.

The company that did our kitchen did it for us. If it's fairly easy u shld ask for quotes from the person doing your kitchen. We got quotes from builders first to do it all but it was working out more expensive than going with local kitchen company that it all for us.

So they came in and removed wall, pulled out old kitchen etc all on day 1. It cost an extra £1000, that was almost 3 years ago.

@iduno thanks so much. We are considering a Wren or Howden's kitchen, and had in mind that we'd get a builder to come in to fit it. So perhaps this person could also do the wall.

Depends how long the wall is and what it's made of. For a three metre wall made of breezeblock, it cost about £1000 to knock it down and dispose of it for us. We were removing a few walls though, so some of the costs could have been shared. They then did the flooring after this - they had to put a sub flooring down and then we had new flooring throughout the rooms. You'll need to make good and replaster the top and sides. The structural engineer was £1200

First, make sure there's no asbestos in the wall or ceiling. You can send a little piece off for analysis if there's any material you're not sure about. Builders don't always bother checking for this.

Thank you @A1b2c3d4e5f6g7 is a structural engineer always required?
I should've clarified this is a house we're buying. We'll be having a level 3 survey done, and the surveyor will make absolutely sure the wall isn't load-bearing.

@lettie9 I don't know, we had to have one because the walls were breezeblock and also it's a listed conversion. But if it's a simple arch or stud (and you're only knocking down one wall - we took down a few) you might be fine with a surveyor 🤷‍♀️

We had our arch removed by a local independent kitchen company who ripped everything out and fitted a new kitchen. They also plastered the walls before we got our own tiler to come in and do the floors and splashback. We painted the rest ourselves. The whole thing cost about £12k, 10 years ago.
