FTB- Surveyor found damp, what happens next?

Sorry if this a silly question, but as FTB we're quite in the dark. Our surveyor went to do the home buyers report today and has found damp in one room- he thinks from the adjoining property having a leak. What do we do now? As the seller to fix and buy at current price? Ask them to drop lower and fix ourselves? Run for the hills?

A leak from what?
If it's a gutter it's something easy to fix a dripping overflow or drainpipe should be easy to fix but it's up to neighbors to do and they may not be bothered,

You can ask a builder to assess what the repair would cost and ask for the discount. In most cases sellers agree to 50-50 split. If it's really major than you'd probably want to ask the whole amount off.

Having said that, if the house was fought after with many bids, some buyers would not mind paying for repairs themselves - but even for your own info it's best to get someone to quote for repair. Maybe even ask the surveyor how would he estimate this.

I would phone the surveyor and ask what he thinks it may be a leak from if not clear exactly where leak is in report and ask him for a rough cost to fix.

Then would go back to estate agent and see is sellers can get fixed / agree a discount.

Its the neighbours that's going to be an issue, so I'd definitely get seller to fix. Some people will deny there's a problem until the house falls down.
But damp like this is a relatively easy.

You need to get more detail and work out how big the problem is and then decide if it is something you want to fix later or make the seller fix.

But don't be freaked out. No survey comes back perfect - a little bit of damp being the only issue sounds way better than average.
