House is on the market- just reduced the price.

It was over priced and we weren't getting any viewings. Was reduced yesterday and two people are viewing it tomorrow. This is very positive, right?

Yes it's good, has it moved it into a different price bracket on rightmove? That often helps.

i think alot of agents at the minute are over pricing houses just because the market is so crazy. ive seen people have a house for sale and not sell it for months, then switch estate agents and add 50k to asking price and it sells a few weeks later. its insane.

2 viewings so quickly is very positive.

Reduced by 15k.

I think the agent did over price it but we had 3 agents value it in the same bracket.

Both viewings seemed positive and no mention of the TERRIBLE road outside. In fact one liked the location!

That is definitely a good sign. I viewed a house 3 weeks ago, which was initially priced at £735k in April. As predicted, they reduced it by £35k yesterday, so it's now £700k, but it's still overpriced. I expect another reduction in a month or so to £675k, and at that point I'll make an offer, if it's still on the market.

You open up to people in a different price bracket, possibly to more potential buyers when you reduce the asking price, so I don't think it's a bad thing at all. If you've reduced it to a realistic level, it should be snapped up soon. Good luck!
