Private Renting - does this sound right?

Hi

I’ve been accepted on a private rented property. Agreed to sign tenancy agreement and collect keys this week. The landlord has emailed to say I need to change gas and electric into my name as soon as possible so a gas boiler check, gas safety check and electricity check can be done

I thought it was the landlords legal responsibility to do this? Also I thought an up to date one would need to be done prior to me moving in?

And yes that's his responsibility
I would assume though that he's just referring to you setting up the gas and electricity bills in your name like you would normally when you move somewhere

But yes you can check when you sign it/before you sign it that they show you the gas safety cert and the electrical certificates

The email that was sent said it needs putting into my name and that the gas boiler needs testing and a gas safety certificate issued. Then it says that an electrical safety inspection will also need doing

Ok I would go back to them in this case, email them back just saying can you confirm that the gas safety check has been done and the electrical check as I understand we've agreed to sign this tenancy agreement this week and this isn't clear from this email

(And make sure you see it before signing if you do go ahead with this)

One has nothing to do with the other. Landlord gets the safety checks done and must provide you with a copy. It doesn't matter in whose name the account is, but it should be done before you move in unless there's already a valid certificate.

I think he's just referring to putting the bills in your name.

I wouldn't kick up a fuss, he's obviously planning to get them done.
