The estate agent will share a memorandum of sale with you and your solicitor who will start the ball rolling. Keep on touch with them to find out what's going on. You should find a reliable surveyor to get your survey done too

You need to appoint a solicitor to act for you in the purchase and give the details to the agent. Does the seller have to find a property to buy?

Find solicitor and surveyor (although you might not want them to actuallly start work yet if the chain is not complete); sort mortgage application.

I think the EA sends you a memorandum of sale and contacts your instructed conveyancer to start the ball rolling, they should need to see your mortgage in principal offer to verify you can afford the property, if not that then proof of funds.

We've passed our solicitors details on but not heard anything since

Once we had our offer accepted we got the mortgage broker to sort out the mortgage and instruct our solicitors. You need to know if your sellers are buying another property and building a chain of properties. Decide on what level survey you want and find a surveyor. I would also check how long your council is taking to turn around searches ours is currently 60 working days!!! Ours came back after 55 I was pulling my hair out at this point.

You don’t need to start all these things if you are going to be in a chain as you will want a chain complete before spends loads of money, but knowing who and when means when the chain completes you are ready to pull the trigger and start all the legal processes.

Soon the solicitor will contact you to ask you to provide funds about £250 I think -they will open your file and send you various forms to complete

Livingintheclouds · 14/06/2021 21:25

Your solicitor will send you a pack explaining their responsibilities and their fees. They will do an ID check and ask where the money for the purchase is coming from and proof (mortgage agreement, bank statement etc). They will ask for funds to start the searches. You sort your mortgage and appoint a surveyor.
Once the searches are back and property info forms your solicitor will prepare a pack for you about the results and be making enquiries (like requesting a building certificate or boiler service record or explanation about a shared driveway), and you may also have questions. Back and forth, back and forth. The estate agent should also be monitoring progress and can be useful in chivvying things along.
