Which house would you go for?

Help.

Looking at these floor plans which house would you go for.

House A is new build, doesn't need
much doing but the downstairs is slightly smaller than I would like so might need to change layout or extend in the future.

About 30k under budget but the area we want.

Which house would you go for?

House B needs a lot of doing up and is at the top of our budget, it is one of a kind, no other houses like it around the area, set in its own grounds, albeit small. We might get it about 20k cheaper as I feel its over priced and not much interest.

I saw your earlier thread about the layout of the first house and didn't really want to comment as the downstairs looked really small for what you wanted. I'd definitely pick House 2.

House 2 sounds amazing! On the Caveat you’d need to do a structural survey as if there are major issues you don’t have the money to fix them.....

Interior decoration can be done as slowly as you need, a roof replacement can only wait so long!

Most new build houses come with a 10 year warranty. From my understanding (and I could be wrong), whilst you could do an extension, you can’t knock through or make any internal major changes as they would invalidate the warranty. This is definitely something I would look into as this could be a deal breaker for you.

I would say that whilst house 2 is approximately the same size based on sqm, where you don’t have the integrated garage which was included in house 1, you have a lot more living space downstairs. House 2 is a much simpler knock through to have a kitchen diner if you want one. Getting it under budget also means that you can pick everything exactly how you want it when you do it up. It all depends whether you can be bothered to do the work. With young dc, I wouldn’t want to but with teenagers, I’d be more inclined to. Is the outdoor space much better with house 2? That would also be a big factor for me.

I like new build houses, but I’m not a massive fan of the “estate” feel. Also, gardens tend to be quite small and overlooked in our area. Plus the unregulated annual management fee is a big turn off for me.

B. House A is too small. The front room is rather small bearing in mind there will effectively be 4 adults in it. The kitchen is also very tiny - I assume you'd want to knock through to the adjacent reception (?dining) room?
There appears to be nowhere to put shoes / coats (unless under the stairs). And no access to the garage from inside the house?
Sorry, I really don't like it.

What’s the upstairs of House A like?

I think it really depends upon if you can get House B for the price you need. What works do you think you would spend the 20k on? Is that a reasonable budget?

B as I don’t see any advantages to house A, unless you like new builds which doesn’t sound like is the case

Thanks for all your replies. The house looks like each room needs modernising, new kitchen and bathroom but hopefully not new heating systems or rewiring etc. It has woodchip on walls and ceilings so just a good clean, decorating and carpets/flooring certainly to start with anyway.
