How could we change this layout

We have seen a house we like, the upstairs is perfect but downstairs feels smaller than i would like so I am wondered if the layout could be more open. If I knock the wall down between kitchen and reception room it wouldn't have a separate lounge as the dining room is too small. What would you suggest?

I would extend the kitchen out to make a big kitchen diner, then use the living room at the back as a separate family room with doors out in garden so kids can play, and use the room at the front as a snug e.g nice no kids stuff room!

For those saying open up all the right hand size of the house, has anyone got any photos of this idea. I have seen the back open into a living diner but not the side and was wondering what this would look like. Thanks

You just have to think about how much it's worth investing in the house. Have you looked on Zoopla at houses like yours in your street or neighbourhood? You can look at the floor plans and photos of sold properties and get ideas how similar houses have been remodelled and then what they sell for. It would give you a good idea what yours might then look like. Moving a kitchen can be expensive, I would not be keen to do that unless you were building an extension, and you need to consider is it worth expanding the downstairs floor plan (eg total.cost, reducing garden space, unbalancing the house if upstairs is quite tiny in comparison).

My previous house was almost exactly this size including the garage, we had a conservatory in addition which was a mistake (too hot in summer, too cold in winter). We were three adults and a toddler, it was too crowded but we managed.

As long as you keep furniture small, use attic space efficiently and don't hoard stuff you can manage. We put a.fridge freezer in our garage as we had so little kitchen space, that was very handy.

I would put WM and TD and spare fridge or whatever along the back wall of the garage.

Incorporate utility into sitting rom to make sitting room bigger, as it is a little small.

Knock kitchen and diner through and have a nice sided kitchen/diner with doors onto the garden.

How could we change this layout

@yellowfish12 that would be perfect but I'm just like eeeek how much work is that. It is only 3 years old so nothing to compare to or look for ideas as none have sold.

Also no access to garage apart from the garage door which might be a pain.

You put a door through to the garage under the stairs.

Surely it's big enough for now, live in it and then decide what would work best?

Certainly cheap and easy is removing the utility wall and then fitting sliding or other doors in front of WM and TD. Would make the kitchen much more spacious. Even the side door could stay. Would keep the noise of WM and TD down too.

@RandomMess yes if we went for it we said we would like in in for a good few months before we decide what we want to do with it but I just wanted to check it has options before we offer if that makes sense. Thank you

Could you put small utility in garage, knock through at back for large kitchen diner and possible a sofa and telly, and have snug at front of house.
